Rural northwest Amarillo neighborhood less than miles from downtown
Located only 10 miles northwest of downtown, Appaloosa Hills is a rural community initially developed in the 1970s. Offering undeveloped land and few property restrictions, it has seen a rise in popularity for people looking for more space not too far outside of the city. “There are extremely low restrictions on the land,” says Douglas Campbell, a Realtor with French and Company Realtors with 23 years of experience in the Amarillo market. “This is a rural area of the city, but at the same time, you’re a 10-minute drive into downtown.” With proximity to United States Route 87 and Texas State Loop 335, the community is a short drive to shopping, dining and other amenities.

Affixed manufactured homes on multiple acres
Narrow streets cut through rolling prairie and properties are scattered across the community and typically sit on over an acre. For the most part, home styles include affixed manufactured homes. There is also the chance to purchase undeveloped land that can be used to build a dream home. The added acreage provides buyers storage space and the opportunity to build stores or have livestock on their properties. Most properties have septic and use well water. “The only restrictions on properties here are no pigs,” says Taylor Mangiameli, a Realtor with Rilio Realty, who has sold multiple plots of land in the community. “You can do anything on your land, have shops, commercial businesses, and even raise goats, but no pigs.” A plot of land goes for under $100,000; affixed manufactured homes range between $135,000 and $200,000.

River Road ISD offers a Chromebook for middle and high schoolers
Appaloosa Hills is part of the River Road Independent School District, which scores a B on Niche and gives each middle and high school student a personal Chromebook. The small school district serves around 1,300 students. Neighborhood children can attend Willow Vista Early Childhood Academy, which offers pre-kindergarten through first grade, and Rolling Hills Elementary School for second through fifth grade. Both schools receive a B from Niche. Children continue to River Road Middle School, which gets a B-plus. River Road High School receives a B-minus and offers dual enrollment courses through a partnership with nearby Amarillo College.

While most neighborhood properties sit on multiple acres, the closest park to Appaloosa Hills is Willow Vista Park, attached to the elementary school, and a 6-mile drive away. A paved walking trail encircles the tree-lined park, offering a large open space for picnics or pick-up soccer games. Parkgoers can also take advantage of a playground and hard-surfaced basketball court. Appaloosa Hills is also less than 10 miles north of the largest park in the city, Thompson Memorial Park, with playgrounds, walking trails and a fishing pond; it's also home to the Amarillo Zoo and Wonderland Amusement Park.

While there are a couple of convenience stores like Noah’s Quick Stops and Toot’n Totum nearby, residents will have to drive 8 miles south to the United Supermarkets on River Road for a traditional grocery store. National brand retail stores are located about 10 to 15 miles away in southwest Amarillo and include Walmart, Kohl’s and Best Buy. Restaurants along United States Route 87 include Wesley’s Bean Pot and Barbeque. Downtown Amarillo has dozens of locally owned restaurants, including Gooney’s, an Asian fusion spot.

United States Route 87 is to the east of the community, leading the 10 miles south to downtown Amarillo. The city is located on Historic Route 66 and has Interstate 40 running through it. Texas State Loop 335 is an auxiliary roadway that encircles Amarillo and is 6 miles south of Appaloosa Hills. The roadway gives residents easy access to Northwest Texas Healthcare System, 13 miles southwest, and Rick Husband International Airport, 20 miles southeast.

Severe weather risks
Living in the Texas Panhandle comes with some severe weather risks. Amarillo experiences extreme heat and freezing temperatures and is susceptible to severe thunderstorms, tornadoes and flooding. Multiple sections of Appaloosa Hills are at a higher risk for flooding, and some federal lenders may require flood insurance. The city is also ranked as the windiest city in the country, with wind gusts averaging 13 mph.
