Larger property lots near southwest Amarillo's retail options
Developed between the 1960s and 1970s, Belmar stands out from similar Amarillo neighborhoods because it offers homebuyers larger lot sizes. Like most neighborhoods in the city limits, it features a community park surrounding the elementary school by the same name and less-traveled streets than the main thoroughfares nearby. With its price point, it has become a sought-after community in southwest Amarillo. “It’s a wonderful neighborhood with a great elementary school,” says Jori Speer, who was born and raised in Amarillo and is a commercial property specialist with Llano Realty, LLC. “It’s centrally located in southwest Amarillo, right off Interstate 40 and near all kinds of shopping.”
Ranch house and Cape Cods from the 1970s
Like most city neighborhoods, Belmar is secluded from the busyness of the exterior main roads surrounding the community. Wide streets are lined with sidewalks where foot traffic is popular amongst residents and their four-legged companions. Ranch houses with occasional Cape Cod sprinkled throughout adorn rectangular lots dotted with shaded trees. Most homes range between 1,800 and 2,220 square feet, and lots tend to be larger than some neighborhoods. Most homes sell between $200,000 and $400,000. “We just don’t have enough inventory in this price point in Amarillo, so homes can move quickly here. Overall, the market in the city has slowed down recently, though,” Speer says.
Cape Cod homes in Belmar are set on spacious lots and are conveniently close to shopping.

A-minus rated school pipeline in the Amarillo ISD
Belmar is part of the Amarillo Independent School District (AISD), which gets an A-minus from Niche and has around 30,000 students. The AISD is a “District of Innovation,” which gives it some of the same flexibilities as the state’s charter schools and allows the district more of a say in its curriculum. Students attend Belmar Elementary School, which is walkable for some residents, Crockett Middle School and Amarillo High School. All three schools get an A-minus on Niche. The high school offers a theater arts department and band and choral groups.

Youth sports at Belmar Park
Attached to the elementary school, Belmar School Park is used by the school and the community for outdoor recreation. A paved walking trail encircles the park, with a popular playground, covered seating area, and hard-surfaced basketball and tennis courts. The park also provides ample space for a picnic. “You see a handful of youth sports like soccer and flag football hosted on the open field in the middle of the park,” Speer says.

Conveniently located in southwest Amarillo’s retail corridor
While Belmar is primarily residential, it is within about 2 miles of multiple shopping centers and restaurants. “You’ve got the mall right there, but there is plenty of other shopping nearby in this part of Southwest Amarillo,” says Landon Moreland, the broker-owner of Moreland Real Estate Group, who has sold homes in the area. Residents can choose between the United Supermarkets on South Soncy Road or the Walmart Supercenter on Coulter Street South for groceries. The Westgate Mall has been open since the 1980s and has about 80 stores, while plenty of national chains like Lowe’s, Target and World Market are in the surrounding area. Girasol Café and Bakery is in the neighborhood and is open for breakfast and lunch. Featuring a quaint shaded patio, the locally owned establishment is known for making each meal from scratch. Belmar Bakery is another local favorite serving the community since the 1960s. It is known for its custom cakes and pastries, but it also serves sandwiches for lunch.
Festive lights on Gainsborough Drive around the holidays
Around each holiday season, Gainsborough Drive transforms into Candy Cane Lane, and people from across Amarillo come to tour the holiday lights on the houses. Residents can stay active by joining the community’s private Facebook page, which works as a neighborhood watch, marketing for local garage sales and more. Belmar is about 6 miles southwest of downtown, which provides more entertainment with the Amarillo Market each Saturday in the summer, restaurants and the minor league baseball team, the Amarillo Sod Poodles.
The A-C Transit bus line serves Belmar residents.
Surrounded by major Amarillo thoroughfares
Interstate 40 is just north of the neighborhood and provides commuters with easy access to downtown or the nearly 14 miles east to the Rick Husband Amarillo International Airport. Coulter Street South is the neighborhood’s western boundary and leads north to Northwest Texas Health Care System, an about 500-bed teaching hospital less than 2 miles away. Bell Street, to the east, and Southwest 34th Avenue, to the south, lead to various shopping centers and restaurants. Amarillo offers the ACTransit bus line, but the closest stops are about a mile away at the Westgate Mall or the Waffle House on Coulter Street South.
Whipping winds across the Texas Panhandle
Amarillo’s atmosphere is filled with consistent low pressure, and combined with the vast open space, it is usually ranked as the windiest region in the country, with an average wind speed of 13 mph. Occasionally, the winds bring the smell of nearby cattle farms, but for the most part, it works to keep the air clean from pollutants. While there is no increase in flood risks in Belmar, flash flooding, tornadoes and severe thunderstorms have affected Amarillo in the past.
