Tucked away off the busier thoroughfares of Bell and Coulter streets, sidewalks allow residents to walk through the neighborhood and connect to the park’s walking trails. Its location puts homebuyers within a few miles of national chain stores, grocery stores and plenty of chain and local restaurants. “City Park is like a little sweet spot,” says Sabre Cofer, a Realtor with EXP Realty, who has 15-plus years of experience in the Amarillo market. “It has lovely little homes, you’re right by the park, and the schools are good. People like living there, and the home market tends to move quickly.”

Most homes sell between $195,000 and $360,000, with listings averaging 14 days on the market compared to the national average of 44 days. “Usually, when a house comes up in City Park, it doesn’t tend to last very long on the market. People really like the neighborhood because homes are reasonably priced,” Cofer says.

Two advanced diploma options at Amarillo High School
City Park is part of the Amarillo Independent School District, which rates as an A-minus on Niche and has around 30,000 students. The district offers a school choice program that allows parents to pick the campus that best fits their child’s needs, even if it is not a zoned school. Students attend Windsor Elementary School, advance to Bonham Middle School and earn diplomas from Amarillo High School. All three schools get an A-minus grade from Niche. According to the site, the high school is the second-best in Randall County and offers an International Baccalaureate and AP Capstone Diplomas. “Students from any of the AISD’s four high schools can choose to spend a portion of their school day at the AMTech Career Academy, which offers programs in nine different tech schools, including animal science,” says April Brownlee, communications director for the Amarillo Independent School District.

Staying active at John Stiff Memorial Park
Spanning 355 acres at the neighborhood's north end, John Stiff Memorial Park is one of the largest parks in the city, and also one of the busiest, according to Becki Dryer, assistant director of Amarillo Parks and Recreation. “People use it for a variety of reasons, including fitness and hosting events," she says. Along with two playgrounds, a community pool and a skate park, it's home to McDonald Lake, providing a serene backdrop to nearby walking and biking trails. And it's not uncommon to see anglers casting their line from the banks. The park hosts rec baseball, softball and soccer matches, and the Amarillo National Tennis Center has lighted outdoor courts, indoor courts and pickleball courts. Court space is available for rent on an individual and membership basis, and the parks and recreation department uses the facility for camps, lessons and other youth programs.

Multiple retail options on Coulter and Bell streets
City Park's location between Coulter and Bell streets means an easy walk or short drive to shopping and restaurants. The United Supermarkets on Bell Street or the Natural Grocers on Hillside Road, which specializes in organic products, provide two grocery store options. Coulter Street South has multiple national brand stores, including Walmart and Lowe’s. Teddy Jack’s has eclectic decorations on its dining room walls and a vast menu that includes steaks and brick-oven pizza. The Lazy Gator offers a Cajun-inspired menu on Hillside.

Community gatherings at John Stiff Memorial Park
City Park doesn’t have an HOA, but the community has an active Facebook page and sometimes has smaller events like garage sales and block parties. The Amarillo Parks and Recreation has occasional events at the neighboring John Stiff Park, including the Independence Day +1 Firework and Drone Show. Held on July 5, the free event will have live music, food trucks, a strong man and woman contest, and plenty of activities for kids. The evening will be capped off with 200 drones heading to the sky for a light show paired with a firework extravaganza.
Commuting on Interstate 27 or The Loop
Commuters can take advantage of Interstate 27's proximity. The roadway runs north and south between Lubbock and Amarillo and is less than a mile east of City Park. It leads the about 8 miles north into downtown. Texas State Loop 335 encircles Amarillo and is an alternative route to the city's eastern side. The Rick Husband International Airport is slightly more than 15 miles east, while Northwest Texas Healthcare System, an almost 500-bed teaching hospital, is about 5 miles north on Coulter Street. The city offers the ACTransit bus line, but the closest stop is a mile away at the Walmart Supercenter.
I-27 is never too far away from City Park residents.

Severe weather and potential flooding
Amarillo experiences a wide range of weather throughout the year, including the possibility of freezing temperatures and heat waves in the 100-degree range. It is also susceptible to severe thunderstorms, tornadoes and flooding. There are no homes around McDonald Lake in the park, but there is a heightened flood risk around the lake. The Federal Emergency Management Administration encourages all Texas homeowners to purchase flood insurance.
