Established neighborhood in a prime north Amarillo location
Pleasant Valley East offers homebuyers a mix of city and rural lifestyle less than 5 miles north of Downtown Amarillo. Originally developed in 1922, it was an unincorporated community that served as a suburb of the city until it was annexed back in 1958. The neighborhood is near U.S. Route 87 and Texas State Loop 335, which gives it access to all of Amarillo, and is just north of the city’s largest park. “It’s a multi-generational neighborhood, and people that live out there usually find their way back,” says Debbie Duncan, a Realtor with Coldwell Banker First Equity, who’s sold the area. “It’s a very stable area. People come, and they stay. When someone moves, it seems someone with family there ends up getting the house.”
The tree-lined streets and well-preserved properties give Amarillo a timeless, classic feel.

Ranch-style houses and new construction properties
Ranch-style houses and bungalows are jammed close together on compact property lots that line tight neighborhood streets. While it’s still within city limits, there is a chance to build a small shop or shed if it fits between the property lines. While most of the housing stock was built in the 1950s, some new construction is beginning along Fox Hunt Avenue that, when completed, will bring brand new Craftsman builds to the neighborhood. While some vacant lots can fall under $100,000, most homes sell between $130,000 and $250,000, while the new construction can sell between $265,000 and $300,000. “There are not many homes on the market here, so when they do hit the market, they go almost immediately, especially if they are well-maintained,” Duncan says.
Many of the homes in Amarillo were built during the early to mid-20th century.

Learning in the A-minus rated Amarillo ISD
Pleasant Valley East is part of the Amarillo Independent School District, which rates as an A-minus on Niche and serves around 30,000 students. The district offers school choice, which allows parents to send their children to the campus that best fits their individual needs, even if it's not a zoned school. Students attend Pleasant Valley Elementary School in the neighborhood and rates a B-plus on Niche. Middle school is split between Allen Sixth Grade Campus, which gets a B-minus before advancing to Mann Middle School. Both the middle school and Palo Duro High School also get a B grade from Niche. High schoolers can choose to spend a portion of their day at the AmTech Career Academy, which offers career-based programs, including the School of Law and Public Service. “Students who meet certain requirements are eligible for the Thrive Scholarship, which pays up to 60 hours of tuition, books and fees at Amarillo College,” says April Brownlee, who works in the school’s communication department.
Palo Duro High School is a public school located in Amarillo Texas.

Commuting around Amarillo by car
Amarillo is a car-dependent town, but Pleasant Valley East’s location on major roadways makes it easy to commute around the city. U.S. Route 87 makes up the western border and leads about 5 miles south into Downtown Amarillo. Texas State Loop 335 is at the north end and is known locally as The Loop. The Loop is how residents get the 11 miles west to Northwest Texas Healthcare System, a nearly 500-bed teaching hospital, or 12 miles east to the Rick Husband Amarillo International Airport. The city is home to numerous places of worship, and the Kingdom Hall of Jehovah’s Witnesses and Pleasant Valley Assembly of God call the neighborhood home.
Much like all of Amarillo, the freeways and roadways connect each of the towns.

Pleasant Valley Park at the center of the neighborhood
Along East Central Avenue, Pleasant Valley Park provides ample open space encircled by a paved walking trail. The green space also has a playground with a detached swing set and a hard-surfaced basketball court for a pick-up game. The open space at the park can be used for a picnic, a soccer game or a place for dogs to play fetch. Pleasant Valley East is just north of Thompson Park, which is the largest in the city. Parkgoers from all over Amarillo can take advantage of a recently renovated community pool, a disc golf course and a dog park. Thompson Park is also home to the Amarillo Zoo and Wonderland Amusement Park.
Pleasant Valley Park serves as a vital green-space promoting physical activity among residents.

Local restaurants within Pleasant Valley East
At the neighborhood's southwest corner, residents can run quick errands at a Dollar General. The corridor is also home to a couple of local restaurants. David’s Mexican Restaurant has called the community home for five years, and Got Donuts is an Amarillo staple that serves fresh donuts and other pastries daily. “There’s a lot of Mexican and barbeque restaurants, and all of the Texas favorites are available within 10 minutes,” Duncan says. A little bit farther south, the United Supermarkets on River Road provides a more traditional option for weekly groceries.

City Center Amarillo events downtown
City Center Amarillo is a non-profit offering numerous events downtown annually. Some local favorites include the Amarillo Market on Saturdays in the summer along Polk Street or the Electric Light Parade around the holidays. Being one of the largest cities in the Texas Panhandle, Amarillo has a minor league baseball team, the Amarillo Sod Poodles, that play at Hodgetown Stadium. It has its own symphony orchestra and ballet company that performs at the Globe-News Center Performing Arts.

Flood possibilities in Pleasant Valley East
Amarillo’s location in the High Plains makes for a unique weather situation. The city can experience scorching temperatures above 100 in the summer and fall below freezing in the winter. It’s also susceptible to severe thunderstorms, tornadoes and flooding. Most of the neighborhood is at increased risk of flooding, including between Echo and Amarillo streets. FEMA encourages all Texas homebuyers to purchase flood insurance. Some federal lenders will require it in high-risk areas.
