Master-planned community in Southwest Amarillo
The Colonies is a master-planned community with around 700 homes in southwest Amarillo. The residential housing development started in 2001 and has grown in multiple phases, with new construction still happening. The community features curving streets lined with landscaped medians and a scattering of trees. It offers homebuyers open green spaces, is near the largest park in the city, and is surrounded by Coulter Street and Soncy Road, two of the main commercial areas in southwest Amarillo. “I love it because it's so very convenient in the city, and people take care of their properties because of the HOA,” says Cathy Bailey, a Realtor with Coldwell Banker First Equity and Colonies resident. “The Colonies has boulevards, bridges and unique architectural designs like gazebos throughout the community, which help make it a beautiful place to live."

A-rated schools in the Amarillo Independent School District
The Colonies is part of the Amarillo Independent School District, which gets an A-minus on Niche and has around 30,000 students. The district offers a school choice program that allows parents and students to choose the best school that fits their individual needs, even if it is not their neighborhood-assigned school. The pipeline for The Colonies starts at the A-rated Sleepy Hollow Elementary before advancing to Bonham Middle and Amarillo High School. The middle and the high schools get an A-minus grade, while the high school is known for its fine arts department, which includes band, orchestra and choir.

A pedestrian-friendly neighborhood
One of the main goals when The Colonies was developed was to make it a walkable and pedestrian-friendly community. Residents can stroll or bike through well-kept and landscaped medians that lead to a 50-foot clock tower at the center of Westminster Park, an open green space. “The city maintains the greenways in the neighborhood, and the open space is a draw to the area,” Bailey says. About 4 miles east is John Stiff Memorial Park, the largest park in Amarillo. Children can take advantage of two playgrounds, while adventure seekers can test their skills at the 8,500-square-foot skate park. Locals can take a leisurely stroll on one of the many walking paths that encircle the playground and McDonald Lake. Anglers can fish the waters from the bank, but swimming is prohibited.

Celebrating on Independence Day
Each Fourth of July, The Colonies celebrates Independence Day with an annual picnic at John Stiff Park. The biggest event of the year is a jam-packed day with live music, activities for the kids and fireworks. Another popular event is the annual Easter Egg Hunt. The HOA decorates the clock tower and Westminster Park during the holiday season, and neighbors follow suit by decking out their own homes for the holidays.
Locals love to walk to Westminster Park and enjoy the shade trees.

Craftsman builds to large custom-designed properties
Since The Colonies has been developed over time, there is a variety of home-style selections for potential buyers. The community offers brick Craftsman homes around 2,000 square feet, with New Traditional Prairie homes and large custom builds that can be larger than 5,000 square feet. “There’s a sense of pride in keeping the area beautiful, and the HOA helps ensure our community stays that way, which I think is a plus,” Bailey says. Prices range from $377,000 to $1.9 million, but buyers can expect the Craftsmans to go from $350,000 to $600,000, while homes closer to 5,000 square feet go from $850,000 to above $1 million. “The market is moving a bit slower right now,” says Landon Moreland, the broker-owner of Moreland Real Estate Group, who has sold homes in the community. “These homes are at a higher price point, and combined with higher interest rates, it has slowed the market down."

Proximity to Texas State Highway Loop 335
Just west of The Colonies is Texas State Highway Loop 335, which encircles Amarillo. While not a continuous interstate, it connects to every major roadway in the city, including Interstate 40, which is to the north of the neighborhood. That path is how residents can get to the Rick Husband Amarillo Airport, about 16 miles east. The city offers the ACTransit, a bus system that can be picked up at The Colonies' Church of Christ on Wesley Street. Residents are 1.5 miles away from Northwest Emergency at Town Square, a satellite emergency room, and about 4 miles from the Northwest Texas Healthcare System, a 495-bed teaching hospital.
The Colonies residents can quickly hop on the 335 Loop for access to I-40 or to get around town.
