Contemporary brick homes in Tradewinds
The wide residential streets and sidewalks line past small but neat front yards, shrubbery and decorations adorning front doors and short porches. With most homes built between 2004 and 2008, Tradewinds is almost entirely residential, save for a small pocket commercial area in the northern portion of the suburb. Contemporary ranch homes and new traditional properties sport brick faces, gabled roofs and large windows. "There's a great school right in the neighborhood, which draws in a ton of people. And for them being relatively new homes, the prices are low, says Becky Williams, Realtor with Fathom Realty, who's been selling homes in the area for over a decade. "It is right by the Tradewind Airport, though, so it can be noisy at times." Due to the planned nature of the suburb and the similarity of both the construction era and square footage, price tags don't fluctuate much in Tradewinds. The majority of properties sell between $210,000 and $260,000.

Schooling with the Amarillo ISD
Tradewinds is a part of the Amarillo Independent School District, which has an overall A-minus grade on Niche as a district. Right in the neighborhood is Tradewind Elementary, graded with an A-minus by Niche and in the top percentile for best elementary schools in the Amarillo area. Kids can move on to Fannin Middle, graded with a B, before heading to B-rated Caprock High. April M. Brownlee, who is part of the Communications department for the Amarillo ISD, says that all students are eligible to be part of any nine AmTech Career Academy schools, which offer study paths such as culinary arts, architecture and business. Those who graduate from AmTech Career Academy are eligible for the Thrive Scholarship, which covers 60 hours of tuition fees and required course books at Amarillo College.

Navigating the city via I-27
Tradewinds is less than a mile from ramps to Interstate 27, which leads to the Interstate 40 loop, so there is immediate access to major thoroughfares. Amarillo City Transit does not run bus lines to the neighborhood, so most residents are car-dependent. The Rick Husband Amarillo International Airport is 9 miles east, and the Northwest Texas Hospital is 9 miles northwest for medical needs or emergencies.

On the neighborhood's west side is Tradewind Elementary School Park, which provides a quick in-community green space to take the kids to the playground or stroll along the paved walking trails. Meanwhile, Southeast Park has hundreds of acres for diverse outdoor recreation, including two dog parks, a lake for fishing, a shooting range and two multi-use fields. When Amarillo heat peaks, Anytime Fitness can be found off Osage Street for those who want to exercise indoors.

To the neighborhood's north is a small commercial area where residents can run daily errands. Off 34th Avenue, which borders Tradewinds as a main thoroughfare, are stops such as Walmart Neighborhood Market, Dollar General and Walgreens. Just around a mile away, Grand Street leads to big-box stores such as Ross and Walmart Supercenter, and the larger commercial area also has several fast-casual restaurants with locally owned eateries peppered in. Los Braceros is a well-known local favorite for Mexican cuisine and imported beer, while Coyote Bluff Café, which has been operating for 30 years, serves classic Americana eats in an unassuming stucco building.

Weather in Amarillo
