Southwest Amarillo neighborhood benefiting from local development
Windsor has been around the block, so to speak. Developed in the 1970s, and a mainstay in southwest Amarillo, Windsor has benefited from a surrounding area that has continued to grow and develop over the years. Situated between Coulter and Bell streets, the community has easy access to many shopping and dining spots and it's also part of the top-rated Amarillo Independent School District. “Windsor is a beautiful, affordable neighborhood,” says Cathy Bailey, a Realtor with Coldwell First Banker, who lives in southwest Amarillo. “It has mature trees, a neighborhood elementary school with a beautiful, attached park. People love the schools and its convenient locations.”

Midcentury architecture choices abound
Off the busier main thoroughfares, Windsor’s streets wrap around the community and are lined with sidewalks that make it accessible by foot. Brick ranch-style houses and bungalows from the 1970s comprise most of the housing inventory here, but some homes can span over 3,000 square feet. Properties rest on well-manicured lots highlighted by at least one tree, and they also feature driveways, garages and fenced-in backyards. Prices range from around $230,000 to $530,000, with larger, modernized homes fetching the highest prices. “It’s in-demand, but it's in the process of a cycle that every neighborhood goes through,” Bailey says. “Young families move in to be near the school. They raise their children, who move off, then the parents age and put the house on the market. and the cycle starts over.” The neighborhood's CAP Index Crime Score is a 2 out of 10, which is lower than the national average of 4.

Walking the paths at Windsor School Park

It offers field space for soccer, a playground and basketball courts. John Stiff Memorial Park is one of the largest parks in the city and is less than a 2-mile walk away. The 355-acre park has two playgrounds, a community pool and walking trails with a scenic backdrop of McDonald Lake, which is a local fishing hole. Local restaurants surrounding Windsor
The Natural Grocers on Hillside Road and the Walmart Neighborhood Market on Arden Road provide two convenient locations for groceries. Natural Grocers is like a Trader Joe’s and specializes in organic products, according to Bailey. Farther north on Coulter Street leads to more big-box retailers, including Lowe’s, Target and the Westgate Mall, Amarillo’s only shopping mall. Windsor is surrounded by local restaurants as well. Lazy Gator is in the Winpark Place shopping center on the community's northeast corner and serves Cajun Food. Savor offers tapas plates and an outdoor patio to the west of the community.

Community gatherings at John Stiff Memorial Park
Windsor School Park and John Stiff Memorial Park offer rentable space for locals to host their own events at either green space. “All of our parks have reservable space,” says Becki Dryer, the assistant director of the Amarillo Parks and Recreation Department. “If a resident is holding a special event, they can call and reserve park space from us.” The Amarillo Parks and Recreation Department hosts camps and events at John Stiff Memorial Park. The largest event is the Independence Day +1 Festival, a free event with live music and food trucks, capped by fireworks and drone shows. About 8 miles from downtown means proximity to other community events hosted by City Center Amarillo, including an October Jazztober Fest on the porch of the Historic Bivins building, its headquarters.

Severe weather in the Texas Panhandle
Low atmospheric pressure above Amarillo combined with vast open space causes high winds that average above 13 mph, ranking it as one of the windiest cities in America. The area's low humidity also dries out plants and vegetation, which can make them accelerants and leave the city vulnerable to wildfires. With hot summers, routinely above 100 degrees, severe weather like tornadoes and flooding is also possible.
