Bear Valley blends serene living with access to amenities
In Bear Valley, imposing hills hug a rural Anchorage neighborhood that feels far-flung, yet is still within 20 miles of downtown. This is an area where narrow roads wind through a rugged landscape that could double as the backdrop for a postcard. Diverse homes dot the area’s otherwise untamed terrain and are spread out enough to provide privacy. Chugach State Park stretches hundreds of thousands of acres just beyond Bear Valley’s houses, giving residents access to opportunities for hiking, skiing and more.
Properties provide a slice of the Alaskan wilderness
Bear Valley’s tall trees conceal a wide mix of homes. The area offers options with contemporary, A-frame and New Traditional styling. Some date to the 1970s, but others are relatively new. Residents typically get at least a half-acre of land, with panoramic views of the region’s hills. “In Bear Valley, you’re actually at the base of, and more in the mountains,” says Christopher Scott, who’s a local Realtor at Jack White Real Estate with roughly six years of experience. “So you can look up and there’s a mountain right up there. You feel like you’re part of the Chugach range.” Properties feature wells and septic tanks. Price tags typically vary from the upper $500,000s to the upper $800,000s.

Countless miles of trails at locals’ fingertips
If you enjoy outdoor adventure, there’s a seemingly endless natural playground adjacent to Bear Valley in Chugach State Park. The space spans almost 500,000 acres and has over 280 miles of trails. The Golden View Trailhead is accessible within the neighborhood and offers a route to the 4,311-foot-tall McHugh Peak. Rabbit Creek Trailhead, just outside the neighborhood, provides a 4-mile path to Rabbit Lake, which is open to fishing. The 11-mile Powerline Trail is a year-round option for mountain biking. Explorers may spot wildlife, including moose and bears during their adventures in Chugach State Park. Skiers and snowboarders looking for a thrill can head 7 miles up to the Hilltop Ski Area, where there are a dozen trails and a slope that offers a roughly 300-foot change in elevation. Ray E. Storck Homestead Park has a playground for the kids, plus multiple athletic fields.
Though remote, transportation from Bear Valley remains feasible
Sloping streets wind through Bear Valley, many of them unpaved. They’re a relatively convenient outlet to other parts of Anchorage, even during winters that bring multiple feet of snow. “The roads are a little bit more difficult in the winter, but still quite navigable for the average driver,” Scott says. Drivers can take Clarks and Rabbit Creek roads to Alaska state Route 1 to reach downtown Anchorage, which is roughly a 16-mile trip. The Ted Stevens Anchorage International Airport and the Providence Alaska Medical Center are both about 15 miles away.
Neighborhood elementary hosts a variety of events
Kids who live in this area can attend schools in the Anchorage School District. The system allows students and their families to apply for schools outside their area, and placement is based on a lottery system. But each of the three schools Bear Valley is zoned for is highly rated. The list includes Bear Valley Elementary School, which is within 4 miles for most residents and has an active PTA. The group organizes events like Dads and Donuts during school and Pancakes and PJs on a Saturday in December, a holiday gathering featuring live reindeer and crafts.
Many older Bear Valley students attend South Anchorage High School.
