This neighborhood features a variety of custom contemporary and New Traditional-style homes. Most date to the years between 1960 and 2000, and they feature an assortment of layouts and accents, including warm wood paneling in some cases. “They tend to be a little more personal and not so much neighborhood cookie-cutter style,” says local Realtor Richelle Killian , who’s with Keller Williams Realty Alaska Group and carries about 10 years of real estate experience. “There are not a lot of HOAs, so we don’t have to fall within specifications for build standards. It’s a real mixed bag of real estate.” Most houses are at least 2,000 square feet, and sit back from the road on lots that stretch at least about a half-acre. “People generally love the larger lot sizes,” says Christopher Scott , an area Realtor at Jack White Real Estate who has about 6 years of industry experience. “It’s more space and more privacy between them and their neighbors.” Properties typically feature their own wells and septic systems.
Sale prices for homes under 3,000 square feet usually range from the mid $300,000s to the high $700,000s, while larger options can go for anywhere from the high $700,000s to nearly $2 million. Though HOAs aren’t prevalent, fees for the associations that are here can range from less than $20 to almost $300 per month.

Nearby green spaces cater to year-round activities
Mid-Hillside is right on the cusp of expansive spaces for outdoor recreation. The over 4,000-acre Far North Bicentennial Park is located just beyond Mid-Hillside’s residential streets, and includes more than 100 miles of trails for hiking, biking and skiing, depending on the time of year. Explorers may spot animals from moose to bald eagles to bears on their journeys. The park encompasses the Hilltop Ski Area, whose slope features an almost 300-foot change in elevation. There’s also an off-leash dog area in the park, along the North Gasline Trail.
Outdoor enthusiasts can venture farther into the Chugach Mountains via the Glen Alps Trailhead, which is 4 miles away and provides access to paths like the roughly 9-mile Middle Fork Loop. The 27-acre Forsythe Park, within the neighborhood, offers a playground and tennis courts. Anchorage Golf Course, 3 miles away, features an 18-hole circuit that’s open to the public. Anchorage’s long summer days, which peak at 22 hours of daylight in late June, leave plenty of time for outdoor activities.

Heart of the city is accessible via Anchorage’s central highway
Mid-Hillside is car-dependent, and as removed from the city as it may feel, it’s just about a 10-mile commute to downtown through Alaska state Route 1. O’Malley Road cuts through the neighborhood and provides a connection to Route 1, which is the region’s main highway. The roadways are well-maintained through the winter months, when the city typically experiences multiple feet of snow. “There are rarely any complaints from my clients, whether they’ve lived there a short time or decades, about being able to hop on the road and get to work,” Scott says. The Ted Stevens International Airport is also about 10 miles from Mid-Hillside, off the Walter J. Hickel Parkway, and the Providence Alaska Medical Center is a 6-mile trip.
Downtown Anchorage is about 20 minutes away from Hillside.
Seward Highway can take Hillside residents to downtown in about 20 minutes.
