A relatively affordable Ann Arbor neighborhood
Geddes Lake is a condominium community on the northeast side of Ann Arbor. Developed in 1976, the community’s condos surround three ponds and back up into the wooded land that this part of the city is known for. Not only do homebuyers get a condo, but the complex offers two tennis courts, a heated outdoor pool and a clubhouse. With prices that are significantly less than the city average, it’s often considered a good starting option for people looking to move into city limits. “The condos are absolutely a more affordable option in Ann Arbor,” says David Anderson, a Realtor with Howard Hanna who lived in the area for over 40 years. “But they’ve been going up quite a bit in recent years, just like the rest of the city.” The neighborhood’s CAP Index Crime Score is 2 out of 10, less than the national average of 4.

Condo living and annual HOA fees
Though the complex is now around 50 years old, most units have been renovated. Floor plans vary and properties range from 1,100 to 1,500 square feet. However, all units come with their own garage and back patios or balconies. Many back up into three natural ponds, offering residents views of herons and turtles. Prices range from $250,000 to $380,000 based on size and condition. “Monthly HOA fees range from $319 to $520, depending on unit size or location,” says David Thrasher, the complex’s property & project manager. “The fees can change yearly, too, depending on what work might need to get done.” The HOA fees go toward yard maintenance and allow residents access to the community’s amenities and events. “We also have a social committee that plans events like a garage sale, a fall festival and game nights,” Thrasher says.

Walkable to Huron High School
The neighborhood is zoned for King Elementary School, which receives an A grade from Niche. King was named a National Blue Ribbon School in 2024 — its second time achieving that designation. King has an active Parent-Teacher Organization that plans events like International Night and National African American Parent Involvement Day. As part of a district-wide refresh, King Elementary will be renovated from 2027 to 2029. During that time, kids will attend Logan Elementary. Clague Middle School gets an A on Niche, while Huron High School scores an A-plus. Huron is known for having the district’s only International Baccalaureate program. The high school is across Huron Parkway, less than a mile from most condos. There is a clearly marked crosswalk that runs across the four-lane road.

Access to a riverside network of trails
By stepping out onto the sidewalk-lined Huron Parkway, Geddes Lake residents are less than a mile away from some of the city’s best outdoor attractions. Ruthven Nature Area has wooded walking trails, and Gallup Park is the most popular recreation area in the city, according to Ann Arbor’s Parks and Recreation Department. Gallup Park’s trails run over the banks of the Huron River, and in the summer, there are canoe and kayak rentals. The park connects with a network of green spaces along the riverbank, including Furstenberg Nature Area, Nichols Arboretum and the county-wide Border-to-Border trail. Starting from the entrance to Geddes Lake, there are more than 40 continuous miles of paved walking trails to explore. However, due to the storm drainage creek that runs along Huron Parkway down to the river, Geddes Lake has a risk of flooding.
The Huron River is just south of Geddes Lake with the vistas of Gallup Park surrounding it.

International grocery selection
About 2 miles north, Plymouth Road is lined with shopping and dining options. There’s a Kroger, the Asian grocery store Way 1 Supermarket, and Om Market, a small Indian grocery store. Yoon’s Bakery experiments with French and Korean fusion cuisine, and Möge Tee Ann Arbor offers bubble tea. Although there is a sidewalk along Huron Parkway, there is no direct bus route from Geddes Lake to Plymouth Road.
A convenient Kroger on Plymouth Road is easily accessible for Geddes Lake shoppers.

Nearby universities and hospitals
Geddes Lake is about a mile from the University of Michigan’s north campus and Concordia University. Downtown Ann Arbor is about 3 miles away, and a bus line along Huron Parkway connects to downtown in about 20 minutes. The Ann Abor Veteran’s Hospital is 2 miles away, and the University of Michigan Hospital is 3 miles away. Taking Geddes Road to U.S. Route 23 is the first step in heading out towards Dearborn and Detroit. The Detroit Metropolitan Airport is a 25-mile trip from Geddes Lake.
