Just down the road from campus
Like many Ann Arbor neighborhoods, Kimberly Hills features well-built midcentury homes in a quiet, tree-heavy environment. However, the ample amenities within easy reach of these properties make Kimberly Hills truly stand out. Residents enjoy walkable proximity to three public green spaces and a short drive to restaurants and grocery stores. Four lauded public schools serve the neighborhood’s students, including two with top Niche grades. Perhaps most convenient, a major Ann Arbor artery is immediately accessible, taking locals straight to the area’s largest employer: the University of Michigan. Quick commutes aside, this proximity also makes it especially easy to reach even the most attended games in Michigan Stadium.

Three public parks within blocks
Most residents can walk to the neighborhood’s Molin Nature Area in a few minutes. This 7-acre forest sits in several locals’ backyards and features winding, heavily wooded trails. Just east, Buhr Park offers 39 acres of athletic facilities, open fields — including a sledding hill — and picnic spots. Seasonal features at Buhr Park include an outdoor swimming pool and a covered ice rink. Less than ¼ mile east of Kimberly Hills is the 127-acre Nelson Meade County Farm Park. “It has a lovely, old-growth forest named Britton Woods and a playground structure that’s very popular with neighborhood families,” says Kira Macyda. As the Washtenaw County Parks & Recreation Commission’s principal park planner, she knows this sprawling, trail-filled park backward and forward. “You have people jogging and using Parkour fitness equipment. You will also see deer, foxes and wild turkeys — even hawks eating snakes!” The park is also home to the Mary Lou Murray Recreation Center, featuring an indoor pool, fitness equipment, community programming and more.
Tennis, hockey, baseball, you name it Kimberly Hills locals can play it at Buhr Park.
This 127-acre of County Farm Park has more than enough space for multiple community gardens.

"Ice carving demonstrations and food trucks"
One of Ann Arbor’s most unique events happens in Nelson Meade County Farm Park: the yearly Ice Carving Festival. “Last year, we had 2,500 people visit,” Macyda says. “We have live ice carving demonstrations and food trucks. Last year, we had a petting zoo. People will wander around the park dressed as yetis. It’s our own little winter fest, just for one day.”
From two-bedroom condos to five-bedroom custom homes
Classic American-style homes fill Kimberly Hills’ wooded streets, most having stood since the mid-1900s. Colonial Revival, bi-level and ranch-style houses appear frequently, along with bungalows and some large, custom builds. Contemporary condominium buildings and townhouses are also available in the neighborhood. Two-bedroom condos start in the mid-$100,000s, while townhouses typically cost between $200,000 and $300,000. Detached homes start in the high $200,000s for two-bedroom builds under 1,000 square feet. Conversely, a five-bedroom custom home from 2006 nearing 4,000 square feet could top $800,000.

Breakfast, bao, beer and more
Packard Street runs through Kimberly Hills, to the west, taking drivers and bikers straight to campus. Several local businesses appear along the way, including York Food & Drink. Customers can grab cheese, wine, coffee, breakfast foods and other goods made from locally sourced ingredients. Bao Boys operates out of a trailer right outside York, serving boxed, Asian-inspired meals. Its bao — steamed buns filled with spicy pork, chicken, apple and other savory elements — are particularly popular. Across the street, Fraser’s Pub has provided classic pub fare and a cozy spot to watch the Wolverines play since 1962. Locals can grab groceries at Trader Joe’s just north of the neighborhood.
