Smells like team spirit

Yost gets its name from former football coach Fielding Yost, who led the University of Michigan to its first national championship in 1901. That athletic legacy lives on today in this neighborhood. "It's home to many U of M student-athletes, and multiple sports venues are within walking distance," says Justin Ham, an experienced broker with Ham Realty Group. "Team spirit comes to mind." On game days, music filters down the tree-lined streets, and there's a smell of barbecue in the air from backyard pre-game celebrations. Since the neighborhood is less than a mile from both the university and the Big House, its population is nearly 90 percent student renters. It's a highly walkable and bikeable area that can get rowdy on the weekends.

Touchdowns and tailgates

The Yost neighborhood borders a massive suite of athletic facilities that serve the University of Michigan. The proximity makes this neighborhood prized by student-athletes and those who want front seats to the festivities on game days. The Yost Ice Arena hosts ice hockey games and is also open to the public for skating. The Crisler Center has basketball games, and the iconic Big House is the largest football stadium in the United States. On football game days, the traffic in the neighborhood gets gridlocked, and locals rent out driveways as parking spots. Maize and blue streamers hang from porches, and some of the best tailgating in college football is just a block away.

Local produce and trivia nights at Argus

Tucked on the south side of the university, Yost doesn't have the same proximity to downtown as neighborhoods like Kerrytown. However, there is a separate community of businesses situated on the college's south side. One of the biggest community hubs is Argus Farm Stop, a grocery store with a mission to provide ethically sourced and locally grown produce. Just down the street, Argus also runs the Packard Cafe, a familiar studying spot that turns into a tavern in the evening. The cafe has regular trivia nights and embraces Yost's student population. "We know the football team; they were just in for coffee before the spring game," says Meg Goldwyn, the Packard Cafe manager. "We're a place where all walks of the community come together." Other local standouts include the brews at Black Diesel Coffee and the chicken wings at Side Biscuit.

Getting around without a car

Many residents of Yost do choose to have a car, but it's not necessarily needed. Downtown Ann Arbor is a little less than a mile away and is accessible by foot, bus or bike. The University of Michigan is even closer, especially the law school. And for picking up essentials, a small shopping center less than a mile south has a CVS and a few wholesale grocery stores, and Trader Joe's is less than 2 miles away along a bus line. For students planning on flying in regularly, the Detroit Metropolitan Airport is accessible via the Michigan Flyer, which has a stop in downtown, but it’s a 40-minute trip.

Quirky houses with rental opportunities

Among the apartment buildings, Yost has a few brightly painted bungalows, Craftsman homes and traditional colonials. Most homes date back to the 1900s and today are rented out to students. Situated in such a premium location, rentals here can be on the pricier end. There are opportunities to own, too, either for a permanent residence or a rental investment. Prices range from $500,000 for fixer-upper bungalows to $1 million for properties with six bedrooms or more.

Prom at the Big House

While the most significant student population here is college-aged, any younger learners would be zoned to start at Burns Park Elementary. The elementary earns an A rating from Niche and is walkable from the neighborhood. Then it's on to Tappan Middle School and Pioneer High School, both of which get top A-plus ratings. Pioneer High is known for its strong sports program and often holds its prom dances under the stadium lights of the Big House, right next door.
