The community of Alimagnet — also home to Alimagnet Lake on its western border — is a northwest Apple Valley suburb known for its secluded-feel, A-rated school district and proximity to urban amenities. “One of the first developers and builders in the area was Orrin Thompson in the late 1960's,” says Sheryl Petrashek, Realtor with Edina Realty. “His signature finish on all homes was to plant an apple tree in the front yard.” Hence the name Apple Valley. Today, residents of Alimagnet enjoy their community's greenery, canoeing or fishing on Alimagnet Lake during the summers, or sledding down the hills of Alimagnet Park in wintertime. Located along U.S. Interstate 35E, Alimagnet's prime location offers commuter accessibility to the Twin Cities just 20 miles north; and easy access to state landmarks like the Minnesota Zoo and the Burnsville Center — one of Minnesota’s largest indoor malls — within 5 miles.

The real estate market in Alimagnet is popular for its variety of housing options and above-average lot sizes. With a median sales price of $445,000, homes here are on par with the average property within the Minneapolis Metro Area. “The housing market is very desirable,” says Petrashek, who has more than 25 years of experience selling in the area. “It’s made up of a diverse blend of nice entry level townhomes, solid first-time home buyer price ranges and a good percentage of large traditional, move-up style homes.” Prices range from as low as $200,000 to upwards of $800,000 depending on age, size and style. Homes located on Alimagnet Lake often feature private lake access and direct waterfront views, which can put some properties at price tags over $1 million. Most homes in Alimagnet were constructed in the '90s, however new construction is growing on the west side. Common housing styles everything from ramblers to split-levels and Traditionals, with some multifamily townhouses also available near 120th Street. Homes here often feature mid-sized lawns with paved driveways leading to multi-car garages.

Education at District 196 Schools
Families in Alimagnet are zoned for Rosemount-Apple Valley-Eagan Independent School District No. 196, which earns an A from the review site Niche. “The highly sought-after school district plays a pivotal role in the value of the area's housing,” adds Petrashek. Students here may attend schools like Westview Elementary, Valley Middle and Apple Valley Senior High School, which have earned ratings of B-plus, B and B-plus, respectively, from Niche. Westview Elementary School boasts a student-teacher ratio of 12:1 and provides opportunities to participate in the Westview news broadcast or to run for student council. Valley Middle School features a STEM magnet program. Apple Valley Senior High School is located within walking distance of many homes and serves around 1,800 students. Private school options like Good Shepherd Lutheran School and Cyprus Classical Academy are also available.

Neighborhood greenery and the Minnesota Zoo
The neighborhood’s namesake greenspace, Alimagnet Park, is located on its western border. Spanning 85 acres, the park features baseball fields, walking trails, a disc golf course, a dog park and waterfront views of Alimagnet Lake. Visitors can utilize the picnic tables and canoe launch during the summer months or opt to cross-country ski along the trail during the colder months. Shoreline fishing for catfish and largemouth bass is another common pastime. Winter sports happen year-round at Hayes Park Arena to the south, which features an indoor ice-skating rink offering open skate times and lessons throughout the year. The Minnesota Zoo is also just 5 miles east and is home to more than 4,500 animals and a range of exhibits. The zoo, which is 485 acres in size, is known as Minnesota's largest environmental education center and takes pride in offering reduced admission prices. The family-owned Bogart's Entertainment Center is 3 miles east, and offers bowling lanes, outdoor sand volleyball courts and a range of events from trivia and Bingo to karaoke and live cover bands.

Most residents grab groceries from Valley Natural Foods on the neighborhood’s west side. While Target, Walmart and Aldi are also located nearby off Cedar Avenue. Name-brand retailers like Macy’s, JCPenney and Dick’s Sporting Goods are also available at the Burnsville Center less than 3 miles away. The center features more than 100 stores and is considered one of the largest enclosed malls in Minnesota. The Twin Cities Premium Outlets is another large-scale option, located 4 miles north.
