Interstate 35E sweeps along the western border of Palomino Hills, a residential neighborhood in the Twin Cities suburb of Apple Valley. Although the highway is right at their doorstep, residents enjoy a quiet suburban atmosphere roughly 20 miles south of the Twin Cities. “The beauty of that whole corridor is that you’ve got super easy access to the metro because you can get right on 35E or Cedar Avenue to get to Minneapolis or St. Paul,” says Eric Sharbo, a Realtor with Re/Max Advantage Plus who has over 25 years of experience in the region. “But it’s still so secluded, with little winding streets and cul-de-sacs. If you’re really close to 35E, you’ll get a little bit of highway noise, but otherwise, it’s all wooded, peaceful living.”

Ranch-style and split-level homes on spacious lots
In Palomino Hills, residential streets wind through densely wooded areas, past small ponds and alongside ranch-style homes with spacious yards. Most single-family homes date to the early 1970s, with driveways wide enough to accommodate at least two cars. Paved sidewalks border the primary thoroughfares, though the narrower side streets are more difficult to navigate on foot. Although the neighborhood is exclusively residential, home sales are infrequent. Raised ranch-style and split-level homes recently sold for $400,000 to $500,000.

Bicycle-friendly roads wind alongside neighborhood parks
The neighborhood is home to several pocket-sized parks. Palomino Park sits on a shaded knoll, with walking trails that meander past basketball courts and a sizable playground. The pond and wooden footbridge at Belmont Park is a great place to watch the ducks and turtles. Across the interstate, Terrace Oaks West Park spreads across 4 acres, with tennis and basketball courts, exercise trails and a baseball diamond. In winter, the recreational building doubles as a warming house for skaters who need a break from the hockey rink. Meanwhile, the tennis court and playground at Heritage Park are set for refurbishment, tentatively scheduled for completion in 2028. Many streets leading to the parks are bicycle-friendly, and sections of Palomino Drive have dedicated bike lanes.

A 20-mile commute to the Twin Cities
With few public transit options in the area, residents rely on cars. Apple Valley’s downtown area is roughly 4 miles away, and it’s a 3-mile drive to the nearest medical center, M Health Fairview Ridges Hospital. Workers might also commute to the Twin Cities, roughly 20 miles north. Minneapolis-St. Paul International Airport is about 11 miles away.
Retail therapy and recent film releases at Burnsville Center
Shopping centers and chain restaurants are clustered around I-35 in Burnsville, about 3 miles west of the neighborhood. Night to Unite in Apple Valley
Palomino Hills has a CAP Index Crime Score of 2 out of 10, well below the national average. Every August, Apple Valley invites neighborhoods to participate in Night to Unite, a citywide event to boost crime prevention and community involvement. City officials provide crime maps, street closure supplies and sidewalk chalk to participating neighborhoods. During the event, local policemen, firefighters and city officials drop by the block parties to chat with locals and lend their support.
Higher-than-average risk of hail
The Twin Cities experience all four seasons, with snow and frigid temps in winter and hot, humid summers. There’s also a slight tornado risk and a higher-than-average risk of hail, especially in May and June. “We get hail more often than other parts of the country, but we have garages,” Sharbo says. “It’s not like Arizona, where if a hailstorm came through, it’d destroy every car in town.”
