Lawrence University is a private liberal arts college and conservatory of music situated in Downtown Appleton. Enrolling around 1,500 students, the university requires on-campus living for a minimum of four years. The campus itself is largely comprised of residence halls and apartment-style living, meaning residents in the surrounding neighborhoods won’t find many students living next door. Their impact, however, is felt throughout the city. “It’s really nice having them down there because there are a lot of things that they collaborate on with the local community,” says Vanessa Cebulski, an Appleton resident and Realtor with CENTURY 21 Ace Realty. From the Mile of Music festival to educational opportunities and a dynamic performing arts scene downtown, residents like Cebulski bask in all that Lawrence offers their city. “It creates a very diverse atmosphere because there are a lot of students that come from all over the place to attend. It’s really unique.”

A farmer’s market and Mile of Music on College Avenue
Summer breathes life into College Avenue, where residents, faculty and students alike flock for midmorning coffee and breezy evening concerts. Every Saturday at dawn, The Downtown Appleton Farm Market packs more than 100 vendors onto the thoroughfare’s already bustling sidewalks, selling everything from locally-grown produce to handcrafted items, fried food, coffee and pastries. Running June through October, the market overlaps with Appleton’s annual Mile of Music, which takes place the first week of August. Guests can grab a croissant in the morning and return in the evening for free access to 40 unique venues hosting 200 up-and-coming musicians. Lawrence University is a prominent sponsor, hosting drum classes for little ones during the daytime. When summer ends, Octoberfest begins. Held in September, the drinking festivities kick off with a ceremonial toast to the Spaten keg beer tapping at Oktoberfest in Munich, Germany.

Located in the heart of the community, City Park provides shaded walking paths along with a playground and scenic central fountain. The park is also home to Appleton’s “Art in the Park,” a two-day jubilee inviting 200 artists to showcase their work beside local food vendors and a lineup of live musicians. Jones Park shares a similar reputation, as residents flock with lawn chairs for the annual summer concert series. In the fall, Ron Roberts Field at the Banta Bowl is crowded with Lawrence University Vikings fans dressed head-to-toe in white and blue. The autumn breeze is ideal weather for catching a sunset over the Fox River at Peabody Park, which features a shaded playground, ball courts and wooded trails. Telulah Park’s kayak launch is the closest access point to the river, though Lutz Park similarly provides a boat launch and shoreline fishing opportunities.

The City Park Historic District spans an area of 141 homes just north of City Park. Each one has been added to the National Register of Historic Places, and Cebulski has seen firsthand how quickly they fly off the market. “Residents sometimes just sell their homes off-market to people they know. Home Burger Bar is a go-to for afternoon hangover cures, serving greasy cheeseburgers that locals swear by. Down the street, Antojitos Mexicanos has been serving grandma’s gorditas since 2007, a family-owned business known for its authentic recipes and colorful ambiance. Appleton Area School District’s walkable schools
Students are zoned for the Appleton Area School District, beginning at the walkable Edison Elementary, which earns a C-plus on Niche. Earning the same grade, Kaleidoscope Academy was originally home to Roosevelt Junior High. The school merged with the academy after a decline in enrollment. Today, Kaleidoscope enrolls around 500 students annually. North High School earns an A-minus, offering dynamic athletic and arts programs. The school partners with Appleton Family Ice Center to provide an established hockey league, while the onsite pool allows for a swimming league as well. Meanwhile, the theater department has won awards at the Wisconsin High School Theatre Festival for 26 years in a row.

The community surrounding Lawrence University is less than a mile from Downtown Appleton, and walkable bus stops are provided throughout the neighborhood. Bike lanes aren’t necessarily provided in this particular area of Appleton, but sidewalks and residential streets are easily traversable on two wheels. The closest emergency room is located at ThedaCare Regional Medical Center, about a mile north, while Appleton International Airport is 6 miles west via College Avenue. The airport is not accessible by bus, so many opt for ridesharing or overnight parking. Green Bay commuters can expect a 30-mile trip north on Interstate 41, while Oshkosh is situated 21 miles south.
