Arcadia is a quiet Spartanburg suburb with industrial roots, evidenced by the old brick buildings firmly planted along its railroad tracks, now serving as trendy loft apartments and art studios. These rural landscapes are still largely undeveloped but wedged between the junction of two major highways, so cross-regional travel is straightforward, and accessibility is improving. Spartanburg placed 12th on US News and World Report’s fastest-growing city list for the 2023 – 2024 year as more homebuyers swap out bustling metro areas for small-town charm. Tasha Ellison, a real estate agent with Ponce Realty Group, says the area has “a real sense of community pride. The people who live here really love the area and watch out for each other.”

Arcadia’s architectural designs range from simple midcentury ranch styles to contemporary farmhouses and early 1900s cottages. “There are a lot of historic features in the bungalows and mill houses,” Ellison says. The community’s oldest homes sit close together along narrow streets, next door to midcentury developments where homeowners have large grassy yards and driveways. New builds in Arcadia hitch to the neighborhood’s main connecting roads, near shopping and dining destinations. Prices range from $100,000 to $300,000, with spacious, new and well-maintained properties selling at the top of the market. Some may opt to refurbish a piece of history for $150,000, while others can invest in a turnkey townhome for $250,000.

Dorman kids take championship titles
Arcadia kids can attend the Spartanburg County School District #6. Many begin at Arcadia Elementary and continue to Fairforest Middle before earning their diplomas at Dorman High. Each carries an overall rating of B-minus or higher on Niche and is located within a 20-minute drive. Dorman started as a ‘farmers’ school in the 1960s and has continued to expand, now split into two facilities – one for freshmen and the other for tenth through twelfth graders. It’s known for its extracurriculars, including theatre and arts programs. The athletic teams are also highly decorated – the boys’ basketball, boys’ track and girls’ volleyball teams have all won state championships within the last five years. There are several top-rated private and charter school options nearby for those interested in education alternatives. The University of South Carolina Upstate and Spartanburg Methodist College campuses are also minutes away.

Westgate Mall is a one-stop-shop
Shopping is abundant on the south side of town, with malls and retail plazas surrounding the busy highway interchange. Westgate Mall is a one-stop shop for food, shopping and entertainment, with a traditional indoor setup that’s also home to a movie theater and trampoline park. Aldi and Walmart are on the other side of the highway for weekly grocery shops. While WestGate Mall and surrounding restaurants are a big draw for locals and visitors, West Blackstock Road is home to Arcadia’s hidden gems. Holmes Hotdogs & Catering has been a community institution since 1952, a vintage diner showcasing memorabilia from the community’s history. Bubbas BBQ Bash is right next door, the most popular restaurant in town, known for its namesake dish and Southern staples.

Parks and natural pockets pattern the way into downtown Spartanburg. Cleveland Park is among the most popular, a 3-mile drive for most Arcadia locals, who visit to walk the dog along the lakeside trails or to bring the kids to the playground. Many gather at Arcadia’s houses of worship during their free time, a prominent fixture here, with a church marking almost every block representing a variety of different faiths.
