Commercial hub east of Downtown Sacramento

Arden-Arcade has grown from an agricultural hub into one of Sacramento County's leading commercial districts. The community as a whole is brimming with neighborhoods and bordered by freeways, shopping centers and outdoor recreation. Local business owner Stewart Spoto, who’s lived in the area for 40 years, says there are a lot of highly revered neighborhoods here with dining options. “Arden Park is one of the premier locations with wonderful little restaurants. But some areas are a bit more rural and quieter, perfect for someone who likes privacy like me.” Fairgrounds, recreation spots and the American River access nurture active lifestyles, and many of the city’s approximately 95,000 residents work in the local commercial sector or commute to downtown Sacramento about 9 miles west.

Midcentury ranch-style homes

The median sale price for single-family homes here is $550,000, lower than the state median but higher than the national median. Homes are typically midcentury ranch-style, many of which have been remodeled with modern touches. These usually have up to five bedrooms and three-car garages and range from about $485,000 to $995,000, depending on lot size and square footage. Custom-built dwellings closer to the American River range from $1 million to $1.95 million; some sit in gated subdivisions. Townhomes with up to six bedrooms range from $207,000 to $830,000, while multifamily condos and duplexes sell for between $175,000 and $792,000, depending on amenities offered.

Park ballfields and American River access

Here in Arden-Arcade, there’s no shortage of recreation. Pocket parks are located within neighborhoods, offering playgrounds, tennis courts and community pools. Many also have softball and baseball fields. City recreation and park districts offer childcare and summer camps. Cyclists often ride the American River Parkway’s paved paths before stopping at botanical gardens and nature centers. Hikers and cyclists can trek beside the river, while boaters and anglers relax on the water. In the city’s northern end, the private Del Paso Country Club features an 18-hole golf course, grill and cafe.

Annual neighborhood and city-wide events

Neighborhood associations, like Arden Park’s, offer adult kickball leagues, trivia nights and painting parties, as well as movie nights and car shows. The associations also organize seasonal festivals. Arden-Arcade borders the Cal Expo Fairgrounds to the west, which hosts state and county fairs, Sacramento Republic FC soccer games and dog shows. Concerts and horse races are popular here, and residents can head into Downtown Sacramento for larger events.

Local grocers and a popular mall

Arden Fair bills itself as the premiere Sacramento mall. It sits on the community's western border and has more than a million square feet of retail and restaurant space. A number of fast-food joints, bakeries, cafes and family-owned creameries, along with Chinese and chicken eateries are sprinkled throughout the community. Mexican restaurants and pizzerias sit near Arden Way. Dozens more sit-down restaurants and bars are found further west toward downtown.

Freeway and interstate access and bikeable streets

Arden-Arcade is wedged between Interstate 80 to the north and U.S. Route 50 to the south. Both lead into downtown Sacramento 9 miles to the west and are favorites with commuters. Between the two the are is broken up into grid a number of major roads named after famous inventers (Eidson Avenue, Marcconi Avenue and Howe Avenue to name a few.) Sacramento Regional Transit buses and light rail trains service the city, and officials are working to implement an on-demand micro-transit service. Bicycle-friendly streets connect residents to grocery stores, restaurants and schools. Kaiser Permanente Sacramento Medical Center is in the middle of the city and Mercy General Hospital sits to the southeast. Sacramento International Airport is about 18 miles northwest.

Multiple program offerings at city schools

San Juan Unified School District earns a B-plus from Niche and serves 38,000 students. The district offers International Baccalaureate and Rapid Learner programs, along with Dual Language Immersion and Career Technical Education pathways. Alternative schools and a Blended Learning Academy are available in town. Nearby, Asher College is a trade school offering medical and business career programs. Los Rios Community College has a campus on the southwestern edge. California State University’s Sacramento campus is a few miles southwest of the city.

No crime data and hot summers

The Sacramento County Sheriff’s Office police force covers the city, and crime data for Arden-Arcade is not available. Like much of the region around Sacramento, Arden-Arcade sits in a valley and experiences a mild climate, with hot summers and cool, rainy winters. Fog can appear during winter, and levees protect the city’s southern end from flooding from the American River.
