Community-oriented neighborhood 12 miles from Downtown Cincinnati

Arlington Heights offers affordable homes within an open, suburban layout 12 miles from Downtown Cincinnati. Neighbors trade vegetables over chain-link fences or belly up to the bar at Benson’s Taven for Monday Night Football. Since 1889, Arlington Heights has carved out its reputation through regular community events, strong social bonds and an inclusive local identity. “I’ve lived here my entire life. We have that small-town feel,” says Jessica Bruner, a Court Clerk at the Arlington Heights Town Hall. “You know your neighbors. We always wave to people when we drive through the neighborhood and we always try and get to know people who move in. I know of several residents who have lived here more than 50 years.” Arlington Heights takes the saying “it takes a village” to the next level. Residents come together to improve the neighborhood, whether it's renovating their homes, helping maintain the neighborhood playgrounds, restoring Mill Creek, or the $22 million being invested to improve the schools.

Foursquares, bungalows and brick ranches

The homes in Arlington Heights reflect rich architectural history, cultural diversity and spirited personality. Creative exterior paint choices and seasonal decorations ensure that all homes are unique. Buyers can expect to find traditional foursquares, bungalows with spacious front porches and full brick ranches, many of which sit within large, inviting double lots perfect for hosting backyard barbecues and weekend yard sales. Single-family home sales typically fall between $20,000 to $180,000 in Arlington Heights – much lower than the rest of Hamilton County. Many of these homes require some renovation. While residents might walk to a neighbor's house or the town hall, the neighborhood's walkability is limited because many businesses residents use are outside the neighborhood. As for crime, Arlington Heights has a Crime Score of 5 out of 10 according to the CAP Index, slightly higher than the national average.

Nearly $22 million in renovations for the Lockland School District

Founded in 1851, the Lockland School District serves the 550 K-12 students residing in Lockland and Arlington Heights communities. Students at Lockland Elementary, Middle and High School enjoy small class sizes and personal Google Chromebooks for every student in the district. While they may not want the sound of construction outside their classroom windows, it’s a temporary reminder of the nearly $22 million recently invested by the Department of Education into renovating the district’s campuses. Lockland Elementary School earned a C grade from Niche, while the middle school earned a C-minus and the high school a C-plus.

From Benson’s Tavern to Sugar Shack by the Tracks

Dining, shopping and entertainment options aren’t available within immediate walking distance, but residents don’t mind driving a mile to nearby Benson Street, where the mix of locally owned restaurants, antique stores and local markets offer a one-stop shopping and dining destination. Benson’s Tavern is a popular spot for residents looking to catch a game. The Towering Tavern Burger tests one’s will with 1 pound of beef. When the weather heats up, Sugar Shack by the Tracks offers residents a family-friendly ice cream parlor that serves up soda floats, milkshakes and sundaes in a retro lunch-car diner. Sugar Shack offers coffee and donuts in the morning during the colder months. Vonderhaar’s Market offers friendly service, groceries, freshly cut meats, pre-cooked entrees and an impressive collection of wine. For a more traditional grocery shopping experience, Kroger is located near Vine Street, just 2 miles from Arlington Heights.

From playgrounds to a restored Mill Creek

Residents pitch in each spring to maintain the playgrounds at Firefighters Park. In between using the swings and the slides, children can eat lunch at the park’s sheltered picnic area. Over at Kenneth “Red” Daniels Park, kids have a bit more room to run around in the mulch of the open playground. Mill Creek, a tributary of the Ohio River, runs through the neighborhood. In 1997, 2 local environmental nonprofits worked to restore Mill Creek, and in the years since, the urban waterway has become a wellspring of biodiversity, recreation and development. Herons, ducks, beavers and many other long-missing species have returned to its shores, bringing renewed interest from local anglers and nature lovers. With the creek does come the possibility of flooding for those who live near it.

Arlington Heights Town Hall: the heart of the neighborhood

The Arlington Heights Town Hall on Elliott Avenue rests at the very center of the community, both geographically and culturally, anchoring the neighborhood to a strong sense of civic engagement and local pride through Family Movie Nights, Golden Friendship Clubs for senior citizens and other events. “We have an Easter Event for the kids, a car show each September and a village-wide yard sale in June,” Bruner says.
