While its location minutes from Pentagon City and 5 miles from D.C. is a strong selling point for the quiet neighborhood of Arlington Village, something new is making noise, and it’s coming from Columbia Pike. “Dozens of businesses, restaurants and pubs have moved into this half-mile stretch of road,” says Ryan Verey, a local Realtor with Samson Properties, who used to live in the neighborhood and has sold real estate here since 2014. “The area has really started to thrive in recent years. It’s where people go to catch the bus. You can easily walk there. It’s really where things are happening.”
Center of the action
Businesses like Celtic House Irish Pub & Restaurant have brought new life and vitality to the Columbia Pike corridor. Celtic House serves classic Irish fare and whiskeys. It features a solid oak bar and live music in the evenings. “Everyone knows the manager, Mickey. He greets you when you come in,” Verey says. Farther down, the Arlington Cinema and Drafthouse is a movie theater, restaurant, bar and event space. Here, patrons can watch a new release, order a burger, sip the latest IPA or get tickets for a comedy show or other special event. “The cinema drafthouse saved an iconic Art Deco building that features a vertical ‘Arlington’ sign on the front of it,” Verey says. “It’s one of the most memorable on Columbia Pike.” Pentagon City is about a mile away with additional shopping options like Harris Teeter, Costco and Whole Foods. The Fashion Centre at Pentagon City, too, is right there, with over 160 stores.

From starters to renos
Arlington Village features rows of stately brick townhouses and condominiums starting at $200,000. “With no Metro stop, home prices are lower here than in other parts of Arlington,” Verey says. “These are great starter homes for young professionals or families or people looking to downsize.” Brick ranchers, large colonials and newer craftsman-style homes also occupy much of the neighborhood. “The area is going through a process of gentrification,” says Paige Kellogg, another Realtor with Samson Properties who’s lived in Arlington for over 20 years. “Many homes have been updated, and others are ripe for renovation.” Listing prices reflect this gap, too, with homes selling from $600,000 to $1.5 million.

Blues and chews
The Columbia Pike Blues Festival is a free outdoor music event that attracts thousands to the Arlington Village area with family-friendly activities, craft beer and wine, and local vendors. In Pike Park, the Columbia Pike Farmers Market is held every Sunday from 9 a.m. to 1 p.m. It includes growers and food vendors from the D.C. area, Northern Virginia, Maryland and as far north as Pennsylvania.
Places to pause or unwind
This densely packed neighborhood offers several small green spaces, such as George Washington Carver Park and Selina Gray Square. The Carver Community Center is part of a six-acre historic area that includes Mount Olive Baptist Church, which was founded to serve the needs of formerly enslaved African Americans who had settled in the area after the Civil War. At Carver, residents can enjoy tennis courts and a large children’s playground or move inside to play basketball or pickleball. Walter Reed Recreational Center on the opposite side of the neighborhood offers similar amenities with the addition of a sensory garden that features over 25 plant species.

Connecting to D.C. and beyond
Arlington Village is easily accessible from Interstate 395 and Columbia Pike. The 74 Arlington Transit bus loops through the neighborhood, connecting riders to the Pentagon City Metro station. By car, Downtown Washington is about a 5-mile trip. By public transit, the commute is less than an hour.
Schools that produce winners
The schools that serve the community all received above-average grades from Niche. They include Hoffman-Boston Elementary, a B-plus school with a STEM focus. At Gunston Middle, another B-plus school, students have been recognized for their literary skills. At Wakefield High, which scored an A, the school’s chorus, orchestra and art students have won competitions recognizing their quality performances and talent.
