Bustling city atmosphere near the nation’s capital
The vibrancy of Crystal City, located just across the Potomac River from Washington, D.C., proves to be one of its primary draws, along with its proximity to amenities of the nation’s capital and a variety of home styles. The streets are dotted with unique art installations and murals, and on a grander scale Crystal City’s high-rise residential and commercial buildings, some covered in glass windows, tower into the sky. Federal and government buildings are also found here, and Crystal City Water Park serves as the town square and hosts events, concerts and gatherings. “It’s a tale of two cities,” says Kyle Toomey, a Realtor and team leader of the Toomey Group at Compass. “It’s either the downtown, inner-city vibes of mixed-use development with a fashion center in the mall, which is a staple of the area and everything branches out from there. Then, if you cross the street, it’s 1920s, ‘30s and ‘40s architecture.”

Nationally-regarded landmarks just across the Potomac
Crystal City’s proximity to major attractions in and near the nation’s capital serves as a significant draw. On the Virginia side of the Potomac River, Ronald Reagan Washington International Airport juts into the water, while just north sit the Pentagon and Arlington National Cemetery. Across the river sprawls the National Mall’s grassy expanse, bookended by the Lincoln Memorial and United States Capitol. Between are several Smithsonian museums, the Washington Monument and numerous other memorials, and the White House is just off the National Mall as well. South of Washington, D.C.’s most defining area sit Nationals Park and Audi Field, respectively hosting baseball and both soccer and football for sports fans.

Long Bridge Park and Metropolitan Park are the only two such spaces located within Crystal City. Long Bridge Park sits alongside the water and has a nearly-40-acre span, its amenities including a playground, sports fields, fitness equipment and a paved walking trail. Metropolitan Park might be situated at the foot of two massive Amazon office buildings, but its public space measures over two acres and features a community garden, art pieces, a playground and a dog run along with frequent events. The two parts aren’t the only places for recreation, though, as beside the river a popular spot makes for ground- and air-based entertainment. “One cool thing is Gravelly Point,” Toomey says. “People can park and then walk to a grassy area to play soccer, have a picnic or take photos. There’s planes flying overhead, which is cool.” Virginia Highlands Park is also nearby, perfect for outdoor sports and gatherings.

Convenient shopping close by
“Anything you can think of or want is within around a five-block radius of Crystal City or Pentagon City,” Toomey says. “There’s the new Alamo Drafthouse and all types of pop-up, small, unique dining shops plus lots of new restaurants. People go to Pentagon City for shopping.” Crystal City Shops is one of the most notable shopping landmarks in the area, as the entire complex is subterranean from Synetic Theatre to Gallery Underground. Highline RxR offers draft beer, an expansive menu and an arcade, while Rasa features Indian food and Cold Stone Creamery is a favorite for ice cream and sweets. A Harris Teeter fulfills grocery needs for the area, while shopping in Pentagon City is less than a mile away.

Residences within Crystal City are almost entirely made up of condos. Pricing can range anywhere from $400,000 to almost $1 million, depending on where they're located. In the northern half of the neighborhood, costs are mostly from $600,000 on up, while in the southern half they span from about $400,000 to around $800,000. In the surrounding area, single-family homes can start at around $1 million for older properties and range up to above $2 million for newer residences. These consist of a variety of home styles. “There are three or four types of architecture," Toomey says. "Most of the homes are from the 1920s, ‘30s and ‘40s. There’s very diverse architectural variations – driving down a street, you might see a newer construction followed by a small rambler and then a unique Craftsman.” The modern architecture, sometimes taking inspiration from the late 20th-century aesthetic, even extends into the city. Crime in Crystal City has a CAP score of 3 out of 10, less than the national average of 4.

Schools beyond boundaries provide well-regarded education
Similar to its neighbor Potomac Yard to the south, there aren’t any schools located within Crystal City’s boundaries. Oakridge Elementary School serves up through fifth grade, receiving an A-minus with Niche, and Gunston Middle School also gets an A-minus while ranking as the 54th-best public middle school in the state. Wakefield High School completes students’ educational journey with grades nine through 12, rated at an A-minus with Niche also listing it as one of the top 25 best such schools for college preparation and the fourth-most-diverse high school in Virginia. Wakefield is also ranked overall in the top 100 best high schools statewide.

Travel by car, bus or train within the city
With the airport nearby, Crystal City residents are just moments away from boarding nearly a dozen different airlines spanning as far west as California and as far north as Canada, with other destinations including seasonal flights to Bermuda. “Air traffic is segmented out and the proximity to the airport is good,” Toomey says. “Accessibility to the highway is easy, but be prepared for traffic.” Route 1 runs through the center of Crystal City, and it both continues past and merges with Interstate 395, which allows for a jump into Washington D.C. for motorists. Metroway provides bus transit, while the Crystal City Metro Station is where commuters can hop on the train.
