Dominion Hills was largely orchards and pastures before it was plotted in the early 1940s and developed near the end of World War II. Most of these original homes are two-story Colonial-style homes with basements that now cost between $900,000 and $1.5 million. Although the original homes were built with nearly identical styles, "you're seeing a lot of additions and renovations there," says Betsy Twigg, Associate Broker with McEnearney Associates. "Houses are similar to Leeway Heights, but Leeway Heights is perceived as a bit nicer." The neighborhood also has a few split-levels and brick ranch homes valued between $900,000 and $1 million, some with additions. Dominion Hill's southwest corner is also being developed with new contemporary homes for around $2 million. Twigg explains that neighborhoods north of Interstate 66 tend to be the most sought-after in Arlington. However, housing prices in Dominion Hills are, on average, on par with neighborhoods such as Westover just north of I-66. Wide residential streets with sidewalks and street parking cut across the neighborhood's hilly terrain, and though few homes have garages, some do have private driveways.Well-regarded Arlington Public Schools serve the neighborhood
Many students in Dominion Hills attend either Ashlawn Elementary School or Cardinal Elementary School. Ashlawn Elementary School earns an A grade from Niche, while Cardinal Elementary School was completed in 2021 and is not yet rated by Niche. The new building boasts net-zero carbon emissions thanks to features like rooftop solar panels and high-efficiency window glazing. Older students typically attend Swanson Middle School and Yorktown High School, which earned A and A-plus grades from Niche, respectively. Dominion Hills Park has a playground and sand pit where kids can play, and the park connects to the Four Mile Run Trail and Washington & Old Dominion Trail, a 45-mile paved path that runs through Northern Virginia. Dominion Hills Park connects with Bon Air Park, where visitors can wander around and explore the rose garden and other manicured landscapes. Stone pathways lead down aisles of roses in a range of blooming pinks, whites, reds and yellows, among other varieties of flowers. Just off Wilson Boulevard, Powhatan Springs Park has a soccer field and skate park. Half a mile down the road, families visit Upton Hill Regional Park to splash around at Ocean Dunes Waterpark or take a swing at the minigolf course. Neighbors gather and catch up at the annual neighborhood day barbecue in May. The civic association's board grills hamburgers and hot dogs, while families bring sides and desserts in this casual, potluck-style hangout. The Dominion Hills Civic Association also hosts family-friendly seasonal events, including a Spring Egg Hunt, 4th of July Bike Parade and Halloween Parade. Kids deck out their bikes in patriotic gear and ride around Dominion Park in July, and walk down North Livingston Street in their Halloween costumes during the parade in October. Less than 1 mile north of Dominion Hills, Westover Village has a selection of local shops and restaurants. Options include Lost Dog Cafe, a casual sandwich shop serving craft beers with colorful murals of dogs on the bar and walls, and Lebanese Taverna, a local chain serving Mediterranean dishes. "It's all good food [in Westover Village], but it's not fine dining," says Twigg, who has her own recommendations: "Lebanese Taverna and The Italian Shop have the best quality food. The Italian store is more deli concessions and carryout, but they do a ton of business," Twigg says. Just east of Dominion Hills of Wilson Boulevard, Eden Center is a shopping complex dedicated to Vietnamese businesses. Visitors can pick up boba tea at TeaDM and browse the more than 120 Vietnamese shops and restaurants. Dominion Hills Centre along Wilson Boulevard has a pharmacy, barbershop, salon, dry cleaners and restaurants such as Soul Thai Kitchen & Bar and Pizza Boli's. Just south of Dominion Hills in Seven Corners, residents can run errands at chain shops like Safeway, Target and Home Depot.Taking the Metro and driving through Arlington and D.C.
Dominion Hills is just over a mile from the East Falls Church Metro Station, which locals can walk or bike to on the Washington & Old Dominion Trail along Interstate 66. From East Falls Church, residents can commute about 8 miles to downtown Washington, D.C. on the Orange Line. Drivers can also enter D.C. on Interstate 66, the neighborhood's northern border. Wilson Boulevard, the neighborhood's southern border, is another main thoroughfare that takes drivers through to other areas in Arlington, including Ballston and Clarendon. Dominion Hills has a Cap Index crime score of 4, which is on par with the national average.
