Gulf Branch is a lavish suburban enclave in north Arlington characterized mainly by the green spaces surrounding it and the expansive homes available. Karen Close, an Arlington local and Realtor with Century 21, says, “Buyers are drawn by its proximity to workplaces, lots of parks and trails to the Potomac. The schools here for sure.” Though it's not connected to the metro like more centrally located Arlington neighborhoods, the appeal of Gulf Branch is its market of mansion-sized homes and its walking proximity to parks like Gulf Branch Trail or the exclusive Washington Golf & Country Club to the south. There is always a retail and dining variety minutes away by bike, car or bus along Langston Boulevard, and commutes to D.C. can be taken on George Washington Memorial Parkway less than a mile north of home.

The Gulf Branch Nature Center is considered a local gem of the neighborhood with its Birds of Prey exhibit that gives classes and feeding demonstrations. The Nature Center hosts the Blacksmith Guild of the Potomac, which is free to join for those looking to learn this centuries-old trade. The guild offers events and programs in the park throughout the year. Residents can stroll along the Gulf Branch Trail, which diverts from the nature center and goes to the banks of the Potomac River. This forested trail is within walking distance from many Gulf Branch homes. Close says of Gulf Branch Trail “It’s very well maintained by the county, you can see that it’s constantly used, there’s always people you see out on the trail. It’s a great place to take your dog on a walk, which you see a lot here too.” Alternatively, the nearby green space of Old Glebe Road Park is north of the nature center and has three tennis courts and a trail with a small creek, so kids here can splash around and hunt for frogs after school. Gulf Branch is bordered to the south by the greens of the historic Washington Golf & Country Club. Established in 1894, the country club is Virginia's oldest private golf club. It's also known as the "chosen playground of presidents," with notable members including Theodore Roosevelt, Woodrow Wilson and Calvin Coolidge. The country club also hosts a fitness center, swimming pool and outdoor and indoor tennis courts for its members.

Langston Boulevard features groceries and local favorite diners along the way

For shopping, sweets or a night out, the closest options for Gulf Branch residents will be the stores lining Langston Boulevard, a 2-mile drive south. There's a Harris Teeter for groceries, and a couple of doors down, locals can dine at upscale spots like Peter Chang, which serves Szechuan-style cuisine, like braised seafood cooked in clay pots. There's also A Modo Mio for Italian food and an all-you-can-eat lunch buffet. For a quick store run, the Italian Store in Westover is a small market with a deli serving hot and cold subs. The store also has an extensive selection of imported wine and beer. Arlington's two Italian Store locations are locally loved, as they provide a mix of elegant shopping with the feel of a convenience store.

The streets of Gulf Branch showcase luxurious houses connected by consistent sidewalk infrastructure. Close mentions that “The only thing that keeps people out is affordability, as the prices keep going up.” The housing prices of Gulf Branch run somewhat higher than the D.C. metro averages, with most homes starting around $1.25 million for a three-bedroom ranch or Cape Cod home from the 1950s and 1960s and stretching to $2.6 million for a Contemporary-style estate with five beds or more. Many of those older midcentury homes have been prepped for remodels or complete teardowns, to make way for the Contemporary 5,000 Prices vary by the home's age and the lots' acreage. Most homes have fenced-in front yards, privacy fences, ample street parking, and private driveways.

Arlington Public Schools prioritize college prep

Parents in Gulf Branch will be zoned for some of Arlington Public Schools' top-ranked institutions. Students can attend Jamestown Elementary and Williamsburg Middle School, both holding A-ratings on Niche. Then they can finish their education at Yorktown High School, with a stellar A-plus rating, which Niche also ranked as the No. 12 best public high school in the state. The only school within Gulf Branch is the private Chesterbrook Montessori School, which tutors children from 16 months to 6 years old.

GW Parkway leads to DC in minutes, with buses servicing Military Road

Gulf Branch is a purely residential enclave, the nearest commercial businesses are 2 miles south in Yorktown or along Langston Boulevard. So, while the neighborhood is not within walking distance to retail and dining, it is easy for locals to walk to many Arlington parks from home, with its ample sidewalk space, bike lanes on larger streets like Military Road and the Gulf Branch Trail connecting residents to sweeping overlooks along the Potomac River waterfront. Driving is the most popular way to get around. George Washington Parkway (locally called GW Parkway) is nearby and can take residents to Washington in 6 miles or to Ronald Reagan Airport in seven. The Arlington Transit bus runs the 53B route along Military Road for public access to the shops along Langston Boulevard.
