Leeway Overlee is a relaxed Arlington neighborhood where homes have character and curb appeal. The area’s tranquil atmosphere and its walkability to local shops, restaurants and conveniences along Langston Boulevard and in the nearby Westover Village neighborhood make it particularly desirable. Betsy Twigg, an associate broker with McEnearney Associates who has worked in the area for 27 years, describes Leeway Overlee as down-to-earth and family-friendly. “Everybody gets along,” she says. “It’s not the kind of neighborhood where if one person gets a BMW, you feel like you have to get a BMW.”
Colonials, ramblers and Cape Cods
The neighborhood’s front lawns bloom with flowering plants and trees, with some featuring pollinator gardens and native plants in lieu of a traditional lawn. “There are some older bureaucrats that live there and have gardens and grow corn in their front yards,” Twigg says. Most properties have private driveways but no garage, and the homes in Leeway Overlee were largely built between the late 1930s and ’50s and include brick ramblers, split-levels, Cape Cods and colonials. They typically range from around $800,000 to $1.5 million, depending on the home’s size, condition and renovations. The neighborhood has the occasional rebuild, typically in modern and Craftsman styles, starting at $2 million. Housing inventory here, as in much of Arlington, is limited. “This listing I have is an ordinary split-level, but it’s $1.175 [million], and it’s the only thing on the market,” Twigg says. “That’s where we are with prices.” The neighborhood has a CAP Index crime score of 1, well below the national average of 4.
Highly rated Arlington Public Schools
Students in Leeway Overlee typically attend either Nottingham Elementary School or Tuckahoe Elementary School, both of which earned A grades from Niche. Older students can attend A-rated Williamsburg Middle School and A-plus-rated Yorktown High School. Yorktown has over 100 clubs, including Girls Who Code, Media Literacy Club and Young Economics Club. The school also offers a range of performing arts groups, including a dance team, percussion ensemble and color guard. Rivendell School, a private Christian school serving kindergarten through eighth grades, is also in the neighborhood, and Bishop O’Connell High School, an A-plus-rated private Catholic school, is a mile west.
Leeway Overlee Community Day and Overlee Community Association
Each year in early June, the neighborhood hosts the Leeway Overlee Community Day and Yard Sale, where neighbors come together to catch up and pick up a deal. The event happens on The Greenway, a walking path and green space where several residential streets dead-end along John Marshall Drive and North Ohio Street. The neighborhood is also home to the Overlee Community Association, a private swim club with four pools and a clubhouse. The club has its own swim, dive and synchronized-swimming teams and hosts events like summer cookouts and movie nights. However, the current wait time for a membership is nine to 10 years. “It’s a really big deal. If you’re friends with people in the neighborhood [who are members], you can go as a guest,” Twigg says. She also explains that purchasing a home in the neighborhood from someone giving up their membership can bump buyers to the top of the waitlist.
Tuckahoe Park and LAC Studios
Neighborhood kids play on the baseball field and basketball court behind LAC Studios, an art studio and gallery inside what was the Lee Community Center. (The center closed in 2020 and moved its programs to the nearby Langston-Brown and Madison community centers.) The campus also has a pollinator garden and playground. Tuckahoe Park is less than a mile from most homes. Dense trees offer shade around the playground and climbing structure. The park also has tennis courts, an amphitheater and walking trails through the woods. Greenbrier Park, just north of the neighborhood, has a multiuse field, basketball and tennis courts, baseball fields and a batting cage.
Walkability to Langston Boulevard and Westover Village
A few shops and restaurants along Langston Boulevard are within walking distance. Locals can take a taco to-go from District Taco or enjoy meat cooked in a wood-fired smoker at Sloppy Mama’s BBQ. Mediterranean dishes can be served on the patio or inside under twinkling string lights at Maya Bistro. Lee Harrison Shopping Center, also off Langston Boulevard, has a Safeway, a Harris Teeter and other conveniences. Just down the street is Preston’s Pharmacy, a drugstore with a gift shop run by a husband and wife. Westover Village is also just south of Leeway Overlee, and it has a library, a post office, a barbershop and longstanding local businesses such as Ayers Variety & Hardware and The Italian Store, which offers prepared foods, wine and Italian grocery items.
Commuting to D.C. from East Falls Church Metro Station
The closest Metro station to Leeway Overlee is East Falls Church, about 1.5 miles southwest of the neighborhood. Commuters can take the Orange and Silver Lines into downtown Washington, D.C., about 7 miles east. Locals can walk to the Metro station, or there are also spots to park cars and lock bikes. Riders can also get to the station via the 55 Bus, which has stops along Langston Boulevard. Drivers can commute to D.C. from Langston Boulevard and Interstate 66. Ronald Reagan Washington National Airport is 9 miles southeast of Leeway Overlee, and the Virginia Hospital Center is 1 mile east.
