Suburban appeal with urban access
Towering trees, blooming gardens of daisies and hydrangeas, and fanciful Tudor homes characterize the suburban appeal of Waverly Hills, an Arlington neighborhood just east of Glebe Road. But the neighborhood also offers walkability to Arlington's lively shopping and dining scene in the nearby Ballston neighborhood. Thanks to its urban accessibility, Betsy Twigg, Associate Broker with McEnearney Associates who has worked in the area for 27 years, describes Waverly Hills as "a little more hip" than some Arlington neighborhoods on the other side of Glebe Road: "If two government workers live in Overlee Knolls, then someone who works at a tech company and the National Geographic live in Waverly Hills — because it's a little cooler."
Homes from the 1930s to today
Waverly Hills' housing stock primarily consists of colonials, Cape Cods and Tudor Revivals built in the 1930s and '40s, plus some infill ranches and ramblers built in the '50s. These original homes line gridded streets and usually cost between $900,000 and $1.2 million. Renovations and additions are common. Twigg explains that, before the Metro came to the area in the '70s, the area was more transient, and many homes were student rentals. "A lot of those houses went to rack and ruin," Twigg says. As a result of the wear and tear, some of these original homes in the neighborhood have been torn down, and modern homes have been built in their place. These newer homes often feature modern farmhouse and Craftsman-inspired styles that start around $2 million. Waverly Hills has a few apartment and condo buildings closer to Langston Boulevard, where one-bedroom condo units cost between $200,000 and $300,000. Three-bedroom townhouses off North Tazewell Court cost between $875,000 and $1 million. Most older homes have private driveways or street parking instead of garages.
Ongoing flooding issues in Waverly Hills
Insufficient stormwater management infrastructure has caused severe flooding issues for some areas of Waverly Hills, with some properties flooded with several feet of water during storms in 2018 and 2019. The County and Waverly Hills Civic Association has been working to improve stormwater systems with limited space. "Arlington County recently got nine houses in that neighborhood they're tearing down and creating a big green area," Twigg says. "It's an evolving issue." Still, flooding issues haven't deterred homebuyers; houses in the neighborhood typically sell after just 13 days on the market.
Convenience to Ballston and Lee Heights Shops
Ballston, part of Arlington's urban core and a local hub for shopping and dining, is about a mile south of Waverly Hills. Residents can walk or bike to go shopping at Ballston Quarter mall, hang out and watch the game at First Down Sports Bar & Grill, or sample French cuisine at Grand Cru Wine Bar and Bistro. Ballston is also home to Central Library, Arlington's main public library. "It's like a university-class library. A lot of people hang out there," Twigg says. Lee Heights Shops on the neighborhood's northern side has local shops such as Arrowine & Cheese and Pastries by Randolph, where locals can pick up goodies. The shopping center also has a Starbucks, Chipotle and UPS Stores for quick errands, and Harris Teeter and Safeway are down the street off Langston Boulevard. Cherrydale Farmers Market is held on Saturday mornings at Dorothy Hamm Middle School.
Arlington Public Schools earn A's
"One of the nice things in that area is that most kids go to the same three schools, and you can walk to the same three schools," Twigg says. Students typically begin at Glebe Elementary, which earned an A grade from Niche, before progressing to A-plus-rated Dorothy Hamm Middle School and A-plus-rated Washington Liberty High School. Niche rates Washington Liberty as the number one public high school in Arlington County, and the school offers the International Baccalaureate Diploma Programme and advanced placement classes, including AP European History, AP Virginia and United States Government, and AP Economics.
Woodstock Park and Custis Trail
Woodstock Park is the only park within the neighborhood. This small park has a jungle gym and playgrounds for different age groups, a basketball court and some walking paths. Woodstock Park will undergo construction in 2025 to add features, including a new fence, basketball hoop, lighting and furniture, as well as improve stormwater drainage systems. For a longer walk, residents can pick up the Custis Trail at the neighborhood's south end. The trail extends 4 miles and connects to the 45-mile-long Washington and Old Dominion Railroad Trail. For indoor activities, the Cherrydale Library hosts kids' story times and teen and adult crafting sessions and book clubs.
Family events with the Waverly Hills Civic Association
The Waverly Hills Civic Association holds events year-round where neighbors can catch up and get to know one another. Its block party in June is a casual get-together where families bring a dish to the potluck, play lawn games and eat ice cream. Kids and adults dress up and collect candy at the Halloween parade in Woodstock Park, and Santa makes his way down the streets in a firetruck each December, thanks to the Cherrydale Volunteer Fire Department. The civic association also invites adults to get involved in the community, holding neighborhood cleanups and monthly meetings.
Getting to D.C. from Waverly Hills
The Ballston-MU station is about 1 mile south of Waverly Hills, within walking distance for many residents. Bus stops along North Glebe Road also transport residents to the station. Ballston-MU takes riders into downtown D.C. — about 5 miles east — on the Orange and Silver Lines. Drivers can enter the District via I-66, delineating the neighborhood's southern border. The Virginia Hospital Center is just west of Glebe Road from Waverly Hills, and Ronald Reagan Washington National Airport is about 8 miles southeast. The CAP Index crime score in Waverly Hills is a 3, indicating a slightly lower crime risk than the national average of 4.
