Most of the single-family homes in Westover Village are original two-bedroom colonial tract houses and cottages built in the 1930s. These small, original homes go for between $850,000 to $1.2 million. Homes closer to Interstate 66 – the neighborhood's southern border – tend to be slightly cheaper. "There aren't many teardowns because the lots are too small. The lots are rectangular, so they're hard to build on," Twigg says. "People have done additions and pop-ups in the little area they had, as the desirability of the neighborhood has gone up." These small lots also mean street parking, rather than garage parking, is the norm. Westover Village's southeast corner also has a handful of garden-style apartment complexes, duplexes, and townhouses built in the last ten years, with the median townhouse sales price just over $1 million.Students attend the highly rated Arlington Public School District
"The real draw there is the schools," Twigg says. She explains that Westover Village is popular among families who want to attend the same highly rated schools as the adjacent Tara and Leeway Heights neighborhoods but have a slightly lower budget. Students usually attend Cardinal Elementary School, which opened in 2021 and is not yet rated by Niche. The school's new building has net-zero carbon emissions and hosts the Kaleidoscope Project, a school-wide effort to integrate the arts, including visual arts, music and dance, into teaching each subject. Older students attend A-rated Swanson Middle School, located inside the neighborhood and within walking distance for most students, and A-plus-rated Yorktown High School. There is also a preschool at Westover Baptist Church, and the proximity to all these schools makes Westover Village popular with families, according to Twigg.Local favorites in Westover Village
"Westover is the closest to a funky little shopping area, Westover Village," Twigg says. She explains that Westover Village is conveniently walkable for residents. "You can walk over there, have dinner and go put your kids to bed," she says. Residents can pick up prepared foods and Italian groceries at The Italian Store – a Westover mainstay – or catch up with friends over kabob and wine at Lebanese Taverna. Locals hang out and sip beers at Westover Market Beer Garden or pick up wine and beer to-go at the attached market. The market also sells some grocery basics, though residents usually visit the Safeway just north of Langston Boulevard for more extensive trips. Next to Westover Market Beer Garden, Ayers Variety & Hardware has been in business for over 70 years. "You'll find anything you need for those old houses, any piece of weird hardware or anything like that, anything you need for your kitchen. It's not upscale by any means, but that's where the kids go to get their posterboard, that's where the kids go after school to get candy," Twigg says.Walk to Westover Park and Custis Trail
Westover Park is located in the neighborhood, offering convenient walking access to the baseball fields, playground, sand volleyball court and picnic areas. From Westover Park, residents can also enter the Custis Trail that runs parallel to Interstate 66 and connects to the larger Washington & Old Dominion and Mount Vernon Trail systems throughout the D.C. Metro area. A quick walk under Interstate 66 from Westover Park leads to Bon Air Park. Visitors can wander along the trails and enjoy over 120 types of roses in the expansive rose garden and explore more plant species at the ornamental tree garden and sun and shade gardens. Overall, Westover's established neighborhoods with mature trees and various park options keep residents cooler over the hot summer months than Arlington neighborhoods in the Rosslyn Corridor with little tree coverage.Community events and Westover Farmers Market
The Westover Village Civic Association hosts seasonal events for the neighborhood, including an Easter egg hunt at Cardinal Elementary School in the spring and the Westover Village Holiday Party in December. The party includes holiday lights, a fundraiser and the "reindog parade" – where residents dress up their dogs in festive gear and costumes and walk them through the village. Westover Library also offers programming for children and adults and is the site for the weekly Westover Farmers Market. Locals can pick up locally grown produce, flowers and specialty goods such as handmade pastas and pastries on Sunday mornings.Bike or bus to the East Falls Church Metro
"There's no Metro station, and that's the only thing that keeps Westover from having sky high prices," Twigg says. The East Falls Church Metro station is about 1.5 miles west of Westover, and residents can take a bus along Washington Boulevard or bike to the station. Residents can commute the 8 miles into downtown Washington, D.C., on the Orange line from East Falls Church. The Ballston Metro station, also on the Orange Line, is about 1.5 miles east of Westover, but "the East Falls Church station is easier to maneuver. Ballston is a huge system with escalators to get to your train," Twigg says. Those who prefer to drive can take Interstate 66 into D.C. as well. Westover Village is about 9 miles west of Ronald Reagan Washington National Airport and just over 1 mile to the Virginia Hospital Center. The CAP Index Score in Westover Village is a 2, indicating a lower crime risk than the national average of 4.
