Condos, townhouses and single-family home options border different parts of the Lake Arbor Golf Course, so within a range of prices, locals may sip their morning coffee with views of the green. Other residents choose lake views over the land, living along and around Lake Arbor in the neighborhood’s southeast corner. Locals enjoy access not only to the fairways and water but also to events and amenities planned and maintained by homeowners associations. Outside these subdivisions, shopping centers cover every corner for added convenience. Between these amenities offered along the outskirts and within the community, Lake Arbor residents enjoy comforts close to home.
Walks and fairways around Lake Arbor
Lake Arbor glistens in the sunshine, bringing a calming element to the energy-filled playground where children climb robe ladders and scoot down bright green slides. “You cannot do any watersports on this lake, but you can do rotations of walking, pullups or add in some stretches,” says Joann Perito, a broker with Avenues Unlimited who used to live in the neighborhood. “Many people walk dogs, and some will say, ‘I’ll go around twice or three miles.’” Residents may buy passes for the Lake Arbor Center – also known as Apex Center – to access the outdoor pool and playground. Next door, tennis players battle on the two courts for bragging rights. “That area can also get them golfing; not only Lake Arbor Golf Course, which is a public golf course, but it is five minutes from Indian Tree Golf Course or Hyland Hills Golf Course,” Perito says. “There are a lot of golf courses, so if you live there, you could have three golf courses within 15 minutes.”
Egg hunt, pool party and Harvest Festival
Since Perito lived in the neighborhood in the late 1970s, Lake Arbor has held events to give the community a chance to get to know their neighbors. The Easter Egg hunt Perito says they had when her kids were growing up is still a part of the annual event lineup, in addition to the Lake Arbor Pool Party and Fall Festival. Unless participating in golf tournaments at the Lake Arbor Golf Course, locals will drive into Olde Town Arvada, five miles south for other events. The annual Harvest Festival is one of their major events. High school marching bands join Olde Town’s streets for the parade, vendors sell crafts and visitors taste their way through the beer garden over the festival’s three days.
Santeramo’s sauce, shopping centers and King Soopers
Retail and dining border every side of Lake Arbor, with fast food chains and box stores branching off Wadsworth and Sheridan boulevards. These chains, such as Wendy’s and Chipotle, are joined by local spots, such as Santeramo’s Pizza, where they have served Italian classics since 1976. Santeramo’s diners customize calzones and recreate their favorite dishes at home by buying a jar of sauce before they go. When errand runs require more than pasta sauce, residents drive to one of the two King Soopers or Safeway. Shoppers browse the racks from major retailers, stretching from Target in the neighborhood’s southwest corner to Burlington and Home Depot in the northwest corner. Friends and families unite at Kokopelli Beer Company – Colorado’s first woman-owned and operated brewery – for craft brews and live music events in the warmer months.
Lake Arbor amenities and affordability
Apartment buildings with private balconies provide panoramic views of the Lake Arbor Golf Course and community amenities, including the pool and tennis courts. Split-level and ranch-style homes built in the mid-1970s feature arch embellishments and the occasional rounded entrance, bringing a softness to the sidewalk-lined streets in the Lake Arbor subdivision. Whether living on the back nine or backing up to the lake, homeowners enjoy the same amenities within various budgets. Townhouses list between $302,000 for a one-bedroom and $455,000 for a three-bedroom, while single-family homes list between $505,000 and $750,000 for three to five bedrooms. Homeowners association fees cover the cost of maintenance, so with monthly payments between $320 and $350, residents enjoy more shared green space without yard work responsibilities.
Driving downtown and down Wadsworth Boulevard
Whether traveling to the store or the golf course, residents primarily use Wadsworth and Sheridan boulevards. These major thoroughfares meet 88th Avenue in the north, leading commuters to the east, where U.S. Route 36 stretches northwest and southeast. “If you were going to work in downtown Denver or Boulder, that would be a good place to live because you have that corridor, that US-36 corridor that gets you to highways and downtown really quickly,” Perito says. Drivers reach Boulder in 19 miles and Denver in under 13 miles. Interstates 270 and 76 connect air travelers with Denver International Airport under 30 miles east, accessing over 200 nonstop destinations in and out of the country.
Learning from Little Elementary to Pomona High
Students begin taking courses within Jeffco Public Schools, starting with Little Elementary School. This elementary school earns a Grade C-plus from Niche, while Pomona High School earns a Grade B-minus. This high school will become a junior and senior high school, serving sixth through eighth grade students once Moore Middle School closes after the spring semester in 2024. Pomona High encourages Lake Arbor students to pursue creativity through the state-recognized Pomona Arts and Humanities Program. Since Jeffco schools offer a choice program, students may decide to enroll in schools other than those schools for which they are zoned. Whether picking schools or scenery, Lake Arbor gives residents many life options between the golf course and the lake.
