Zoned for top schools and perched amidst the dramatic backdrop of the Front Range, Ralston Valley is one of several popular neighborhoods in the western half of Arvada. “This neighborhood does so well because it’s affordable and feeds Ralston Valley High School,” says Realtor Amanda DiVito, team leader at DiVito Dream Makers. In addition, the neighborhood’s location between Denver and Boulder makes it well-suited for commuters who work in either city.

Homes with attached garages the norm
Ralston Valley blends multiple subdivisions primarily constructed in the 1980s and ‘90s, which counts as the older side in this part of Arvada. There is a mix of ranches, split-levels and two-story homes on winding suburban streets, most of which have a driveway and attached multi-car garage. Houses in subdivisions north of 64th Avenue range between $450,000 and $900,000. The area south of 64th Avenue, is known locally as Wyndham Park. These houses tend to be slightly larger than their counterparts in the northern part of the neighborhood, and recent sales range between $510,000 and $1.15 million. Townhouses in the neighborhood start around $390,000 and can sell for as much as $625,000.

Ralston Valley High adds to appeal
Ralston Valley High School, which opened in 2000 to meet the needs of this growing community, is ranked the 12th-best high school for athletes in Colorado by Niche. The Mustangs have two state championships in boys’ ice hockey and three state titles in girls’ swimming and diving. RVHS also gets an A-grade for its academics. Students who live south of 64th Avenue, which cuts through the southern half of the neighborhood, attend Arvada West High, which has a B-plus ranking. Younger students north of 64th attend Stott Elementary (B-plus) or Van Arsdale Elementary (A-minus) and Oberon Middle (B). Those south of 64th attend Vanderhoof Elementary (B-plus) or Fremont Elementary (B-plus) and Drake Middle (A-minus). Faith Christian Academy, a K-12 private school with an A-minus rating, is adjacent to the neighborhood’s Faith Church.

Ralston Creek Trail connects parks
The 13-mile-long Ralston Creek Trail cuts through the neighborhood and forms the backbone of three interconnected parks – Ralston Valley Park, Shadow Mountain Park and Maple Valley Park. “It’s a really great trail with lots of opportunities for wildlife spotting and bird watching,” DiVito says. And she does mean wild. “It’s rare, but every once in a while, you get a bobcat or mountain lion who gets lost coming down from the mountains.” Ralston Valley Park also features a space-themed playground with colorful, twisting slides as well as a picnic area. Moon Gulch Park and Farmstead Park are other neighborhood green spaces located north of 72nd Avenue. Meadowlake Park, featuring a playground plus trails circling Meadow Lake, is located south of 64th Avenue. Wyndham Park, which also has trails and a playground, is just a block away from Meadowlake Park.

Groceries, cakes, and a circus-like brewery
Grocery options are plentiful, with two King Soopers locations and a Sprouts Famers Market all just outside the neighborhood boundaries. There are multiple dining options along 64th Ave., including the cottage-like setting of Das Meyer Fine Pastry Chalet, where cakes and other sweets are baked daily. LUKI Brewery is another quirky neighborhood favorite. The decor of this local microbrewery pays homage to the owner’s grandparents and great-grandparents, who worked in the circus during the 1920s and ‘30s. “I wanted to provide something unique, and didn’t want to make it gimmicky,” says brewmaster Jeff Smith. “The circus part is not garish. It’s not bright lights and scary clowns.” It's also not the only brewery in the neighborhood. Just off the Ralston Creek Trail, Colorado Tap House offers an extensive beer selection -- as well as nearly 80 bicycle parking spots and a handful of hitching posts for horses.

Ideal for commuters headed multiple directions
Ralston Valley is about 8 miles east of Golden, 15 miles south of Boulder and 15 miles northwest of Denver, making it possible to commute to any of those cities. “If you want to be in a bedroom community, the west side of town is a very good place to be,” DiVito says. It’s also advantageous for reaching the mountains quicker than many Denver suburbs. “I can be on a ski mountain in an hour and 20 minutes door-to-door,” DiVito says. Thanks to the Ralston Creek Trail and several bike lanes, Arvada is designated as a Silver Level Bicycle Friendly Community by the League of American Bicyclists.

Arvada Harvest Festival an annual tradition
The Arvada Harvest Festival, which commemorates the first paved road between Arvada and Denver, is a carnival and parade held each Labor Day weekend since 1925, albeit on the east side of the city. DiVito says individual subdivisions in Ralston Valley often have seasonal events such as pumpkin festivals and Easter egg hunts.

The area’s low crime – it rates 2 of 10 on the CAP crime-measurement index – has led some former Denver residents to relocate to Ralston Valley and surrounding neighborhoods. “The suburbs have become very appealing for people,” DiVito says.
