Cannonsburg is one of many suburban communities along U.S. Highway 60 south of Ashland. Even though it's far less densely populated and not exactly buzzing with artsy street fairs, local Realtor and lifelong Ashland resident Alison Christie of Ross Real Estate Services says, "There's really not that much of a difference" between Ashland's suburbs and the city core. That's because in both areas, residents find similar housing options and high-quality schools. Plus, both locales are growing with commercial developments. "Obviously, you're going to have a little more privacy, a little more land between houses. But out in Cannonsburg, there's a subdivision right across from Camp Landing, and it's similar to the houses you find in downtown Ashland."
Some new construction for higher listing prices than 20th century ranch-styles
Despite some new construction, most of the recent home sales in Cannonsburg have been for established homes from the 20th century. Many have received updates in the last few years, like new exteriors, double-paned windows and repaved driveways. However, home sales are none too frequent in Cannonsburg. Data for home prices is currently limited, although a ranch-style home recently sold in July of 2024 for $145,000. According to a Homes.com calculation, which uses a combination of estimate data, the average home value in Cannonsburg was around $206,000 in March of 2025. However, some newer homes in subdivisions like Hickory Ridge get listed on the MLS for $650,000 to $700,000.

A new high school campus and more new schools coming soon
In 2021, state leaders approved $127 million in funding for the construction of new schools throughout Kentucky, including Boyd County. That led to the overhauling of facilities like Boyd County High School, which has a B-minus Niche rating. "Boyd County has the newest facilities in the area," Christie says. "I was able to tour the school a couple years ago as part of our high school reunion. And it's a pretty state of the art high school with a media center that's nicer than the one at University of Kentucky, or at least when I went there." Cannonsburg Elementary, rated C, is also preparing to unveil a new $7 million campus, although the exact opening date is still undetermined.
Cannonsburg Elementary is known for small class sizes, strong reading programs, and active parent involvement.

Newer movie theaters and kids play places at Camp Landing
In recent years, U.S. 60 has been a corridor for development south of Ashland. That's led to small improvements, like new chain restaurants, plus large overhauls of previously underutilized commercial spaces. Camp Landing is an expansive entertainment district off U.S. 60 that replaced an old mall with a movie theater, kids entertainment places and dozens of sit-down restaurants. For groceries and other needs, most residents shop at the Walmart Supercenter in Cannonsburg.
