Small-town living outside of Ashland, KY

Just 6 miles from Downtown Ashland, Summit is a small residential community made up of suburban homes and a small selection of commercial properties. "We don't have some of the exciting things bigger areas do. There's no crime, no crazy weather. It's quiet, calm, and laid-back here," says Tobie Moore, a Realtor with Keller Williams who grew up in and still lives near Summit. Besides large employers in the neighborhood like FCI Ashland, a federal penitentiary, Summit is anchored by two public schools and locally owned establishments that have been open for decades like Crisp's Dairy Treat. Otherwise completely residential, Summit offers close proximity to the city and a know-your-neighbor-feel. "High school football and soccer games on Friday nights are really big here. Everyone gets together and it's really about raising the kids and supporting our local community," Moore says.

Hundred-year-old homes in Summit

Homes in Summit are known for their suburban, almost rural vibe, with spread-out, residential lots. "Because homes start getting out in Boyd County, you can find more land. A half-acre or so is common out there," Moore says. Lining winding country roads and expansive front yards, buyers can find styles ranging from cottages and two-story traditionals built over a hundred years ago to more contemporary ranch-styles built during the 1950s and '70s. Original wood siding and solid brick construction are two features making homes here more desirable, along with their marketability. "They just built a casino and race track in the area, so that's led to prices for home and land rising. The whole area is up and coming," says Gary Donalson, Realtor with RE/MAX Realty Connection. Most prices in Summit range from $130,000 to $300,000, which is relatively higher than neighborhoods closer to Downtown Ashland. Summit has a CAP Index Crime Score of 4 out of 10, which is on par with the national average of 4.

Heading outdoors in Armco Park

Armco Park is also located right in Summit, providing 200 acres of wooded trails, walking paths and a disc golf course. The park is also home to the Boyd County War Memorial, where visitors can see preserved relics like tanks and cannons. In addition to a popular, rubberized playground, Armco Park also has a large outdoor pavilion used for community get-togethers. Those looking to practice their golf swing can find Sundowner Golf Course just under 3 miles away, offering a public 18-hole course. Fraley Field is right behind Boyd County Middle, offering three lighted baseball diamonds for little league games and practices. Within 30 minutes from Summit, residents can find a range of public parks and lakes surrounded by the area's mountainous topography. Several options include Greenbo Lake State Resort Park, Grayson Lake State Park and Beech Fork Lake Wildlife Management Area.

Boyd County public schools nearby

Students may attend Summit Elementary School, which earns a B-minus from Niche and is located right in the community on Little Garner Road. Boyd County Middle is also nearby, receiving a C rating from Niche. Boyd County High is located 6 miles away in Cannonsburg and also earns a B-minus. Any student who is eligible for free or reduced meals can also use the Catherine Newton Youth Services Center, which aims to support students and their families by connecting them with community services and location assistance. Those seeking continued education in the area can also find Ashland Community and Technical College located right on Roberts Drive. This local campus offers programs in nursing, automotive technology and diesel technology.

Important to know

Located right on West Summit Road, FCI Ashland is a Federal Correctional Institution run by the Federal Bureau of Prisons and is the largest in the Ashland area, with over 1,000 imprisoned individuals. A low-to-minimum security facility, FCI Ashland offers wellness programs like stress reduction and aerobic exercise for its inmates. "It brings a lot of jobs into the community, but, other than that, you don't really notice it too much," Moore says.

Getting around the Summit area

Located about 6 miles southwest of Ashland, residents of Summit can reach the city in just 12 minutes by hopping on Highway 60, which passes right through the community. King's Daughters Hospital is also located downtown and is the closest medical facility. Ranked as the sixth largest hospital in Kentucky, King's Daughters Hospital has several branches throughout the area and is one of the community's largest employers. For flights, Huntington Tri-State Airport is about 15 miles east of Summit, offering two major airlines and flights across the East Coast.

Shopping and dining along Purple Heart Highway

Purple Heart Highway, also known as Highway 60, leads to many of Summit's options for shopping and dining. The area is home to several auto body shops, a Dollar General and a Giovanni's Pizza. There are several specialty stores like Summit RV and Borders Sporting Goods, but residents will have to take a drive out of the area to find groceries. The closest option is Walmart, which has locations in Ashland and Cannonsburg. One of the community's staples is Crisp's Dairy Treat, a small to-go joint that serves ice cream, hamburgers and hot dogs. "Everyone from around Ashland knows they've been open forever, that's where everyone gets their hot dogs and onion rings," Moore says. Another recent addition to the area is Camp Landing Entertainment District, an indoor mall just over 2 miles from Summit. The complex has a movie theater, restaurants like Smokin' J's Rib and Brewhouse, and a Malibu Jack's indoor amusement park. Sandy's Racing and Gaming is a newly built casino that's located next door, offering horse racing and a 4,000 square-foot gaming facility.
