There is plenty to see from West Hills, with views of the Columbia River, the Astoria-Megler Bridge that crosses into Washington and Cape Disappointment on one side, as well as Youngs Bay on the other. “I purchased there because it was at the top of the hill, on a large piece of land, away from most of the traffic,” says Larry Bensel, a developer and broker with Popkin Real Estate, as well as a homeowner in West Hills. The panoramic views from homes perched on the peak of Astoria aren’t the only thing notable about the neighborhood, though. West Hills is also next door to filming locations featured in “Kindergarten Cop” and “Short Circuit.”

Mid-century homes with views of the Columbia
Homes sit on top of the hill that constitutes Astoria, peeking over the city’s downtown onto the vastness of the Columbia River. “The overall appeal is that it sits on the top of the hill, it’s quiet, if you will, and there are views,” Bensel says. Proximity to downtown and views of the water are significant factors when it comes to property prices in the city.
Ranch-style homes, raised ranch-style homes and split levels constructed between the 1940s and 1970s provide views of the Columbia River, with the iconic green Astoria-Megler Bridge to Washington in the foreground. Skyline Avenue traces the crest of the ridge, and homes there can fetch between $700,000 and $900,000, while properties south of the street tend to sell for between $500,000 and $630,000.
Creative access points to McClure Park
Near the Columbia River waterfront and the Astoria River Walk—a popular pedestrian pathway in the city—there are also numerous community green spaces in West Hills. Southeast of the neighborhood, the Fred Lindstrom Memorial Park has adopted the nickname “Peter Pan Park” because of Peter Pan Market & Deli across the street. The green space has tennis and pickleball courts as well as a small playground. About half a mile away, McClure Park overlooks downtown and the Columbia River, with picnic benches for a meal with a view. To access the overlook, parkgoers can descend a wooden staircase or skate down the playful adjacent slide.

Peter Pan Market and Pig ‘N Pancake
The Peter Pan Market & Deli has snacks and local craft beer, as well as a deli-style counter with soups, salads and sandwiches. For more groceries, residents can travel a few blocks north to several local markets downtown. Pig ‘N Pancake is a breakfast chain with locations on the Oregon coast, as well as one in Portland. The Astoria location opened in 1967 and has since been serving homestyle breakfasts—including pancakes, crepes, waffles, skillets and omelets. A variety of seafood, from golden breaded prawns and breaded oysters to razor clams and Alaskan halibut, makes up the dinner menu.

Fine and applied art classes at Astoria High
Children in West Hills can begin their education at John Jacob Astor Elementary School with kindergarten through second grade before potentially attending Lewis and Clark Elementary School for third through fifth grade. They may then enroll in Astoria Middle School before matriculating to Astoria High School, with all schools in the pipeline earning B grades from Niche. Astoria High School has been part of the community for more than a century, and it partners with Clatsop Community College to offer students college credit opportunities. The school offers a variety of applied arts courses—like horticulture and landscaping, pottery and guitar building—as well as fine art training in orchestra, guitar, piano, music production and more.

Skyline Avenue stretches across the top of West Hills
Skyline Avenue is one of the main residential streets in West Hills, stretching across the crest of Astoria’s hilly landscape. Lexington Avenue runs along the southern border of the neighborhood, eventually connecting to 8th Street, which passes McClure Park on its way north to downtown. U.S. Route 101—also known as West Marine Drive in the community—traces the base of Astoria’s hill and forms the major downtown thoroughfares. The highway forks into two branches, one reaching Washington across the Columbia River and the other Warrenton across the Youngs River.
