Homes in West Slope cost about $230,000 less than the average across the Astoria metro area. “You get nice views of Youngs Bay, as opposed to the Columbia River. You get a water view without the price tag,” says Caily Plant, a broker with Totem Properties, who lives in the neighborhood. “You generally get more bang for your buck. A similar house on the front side [of the hill] would likely sell for a higher price tag.”The west side of West Slope encompasses an established neighborhood, with many of its ranch-style homes built in different shades of vinyl throughout the 1950s. These homes tend to sell for between $350,000 and $500,000, while more recent builds can cost between $500,000 and $700,000. Raised ranch-style homes and two-level bungalows with wrap-around porches in West Slope were primarily constructed between the 1950s and 1970s, while new traditional homes with multiple stories and gables entered the neighborhood between the 1990s and the 2010s.
Soups, salads and sandwiches at Peter Pan Market
Though West Slope is primarily residential, it’s close to several eateries popular among Astoria locals. The Peter Pan Market & Deli serves creative sandwiches, soups and salads, which diners can enjoy on the cherry red chairs and picnic tables on the front patio next to Peter Pan Park. The market also carries snacks, sweets and chilled, local craft beer. For more groceries, residents can travel a few blocks north to more local markets downtown. West Slope borders Tapiola Park on its southern edge, which has baseball and softball fields, a basketball court, a swing set with a tire swing and a wooden playground that resembles a fortress. The Astoria Skate Park is located within the larger green space, composed of a contoured bowl and a series of ramps and rails for skateboarding and BMX. The park offers water views of Youngs Bay as well, along with a mosaic that portrays the seagulls that soar over the water just beyond. The Fred Lindstrom Memorial Park—widely known as Peter Pan Park—is east of the neighborhood, tucked within a residential block. Parkgoers can pick up a friendly game of tennis, pickleball or basketball while children scale the nearby playground. Highway 101 Business—also known as Nehalem Highway—runs along Astoria’s southern coast, passing Fultano’s Pizza, Astoria High School and Tapiola Park. The road splits in two at a roundabout, with one branch crossing the Columbia River into Washington and the other crossing Youngs Bay into Warrenton. Lexington Avenue, the neighborhood’s northern border, runs east until it hits Eighth Avenue, a direct connection to downtown. Elementary school students in West Slope may start their education at John Jacob Astor Elementary School before potentially completing third through fifth grade at Lewis and Clark Elementary School. Both schools earn B grades from Niche, as does Astoria Middle School. Astoria High School—another B-rated school—has been a part of the community for over a century. Its science curriculum focuses on the surrounding natural environment, with courses like fisheries biology, fisheries tech, marine biology and geology of the Pacific Northwest.
