A developing community in North Athens
Newtown is a small sector in northern Athens that's experiencing a wave of housing renovations and new businesses. "This area is being renovated, and more businesses are starting to come here," says broker associate Michelle Farmer of Athens Real Estate Associates. She's lived in Athens for nearly 30 years. Existing businesses, like Pulaski Heights BBQ, Buvez and Tlaloc are cherished across the city, and chic new spots like the Rivet House are beginning to invite new traffic to Newtown. As the community develops, it has maintained its vintage charm. "The houses in Newtown used to be old mill houses, so they still have lots of character," Farmer says. Plus, Newtown residents are close to the coveted Boulevard community without the Boulevard prices. "If you can't live in Boulevard, you can go one street over and get a smaller house that still has plenty of character." Proximity to Boulevard, downtown Athens and the University of Georgia help keep prospective buyers interested in Newtown. Newtown is also home to the Athens Water Treatment Plant and the Pilgrim's Pride meat processing plant.

Vintage cottages and bungalows are undergoing renovation
Some homes in Newtown were built as early as the 1920s and ‘30s, but development increased in the late 20th century. The rolling, narrow streets of Atlanta and Athens Avenues feature cottages and craftsman bungalows that measure between 700 and 2,000 square feet. These homes typically feature two to three bedrooms and list between $200,000 and $400,000. Many houses have been partially remodeled and sold for closer to $400,000. Some homes have complete renovations, bringing the listing price between $400,000 and $600,000. “There’s also some new construction in the area,” says local Realtor Marcelo Buril of Greater Athens Properties. Buril has lived in Athens for 25 years. “They have the same vibe as the other homes.” New builds typically sell for over $500,000.

Clarke Central High has a robust athletics department
The Clarke County School District scores an overall B on Niche and serves nearly 12,500 students. Johnnie Lay Burks Elementary School earns a B-plus on Niche and sits about a mile from most homes in Newtown. Niche gives Clarke Middle School and Clarke Central High School an overall B-minus and A-minus, respectively. The high school offers various interscholastic activities that over 600 students participate in. The athletics department has football, tennis, wrestling and more. The school has two national, 10 state and 77 regional titles.

The community center also hosts various programs for families and their children, like after-school care programs and the Grand Slam summer program for middle and high school students. Pulaski Heights BBQ is a community staple. “It’s probably the best barbecue in the city,” Buril says. Visitors are handed a roll of paper towels when given their heaping, smoked-meat entrees. Mac-and-cheese and collared greens are popular side options, and sweet tea is made in big batches. Various house-made barbecue sauces sit on each table. The restaurant offers weekly lunch specials with sandwiches and a single side, and Wednesdays are ramen nights. Buvez is a chic spot by the railroad tracks on Barber Street. The European-style café is popular for coffee, but its bagels, sandwiches, and pizza are popular with regulars. Many people chit-chat with their friends over coffee, but plenty of folks are on laptops in their respective corners of the spacious café. Tlaloc, a local Mexican restaurant, always has a line out the door. Some menu items include pupusas, tacos, tortas and more.

“The biggest thing that most people say about Athens, and one of the first things that I point out, is how easy it is to get around,” Farmer says. “Anywhere you want to go will be a 20-minute drive max.” Drivers commonly use the Inner Loop 10 to get around the city. The heart of downtown Athens and the University of Georgia are about a mile from most homes in the community. Piedmont Athens Regional is within 2 miles of most houses and serves as one of the biggest employers in the city. Atlanta is about 72 miles away, and the Hartsfield-Jackson Atlanta International Airport is about 73 miles away.
