A new medical school is coming to Normaltown
Don't let the name fool you. Normaltown isn't boring. This old-timer exudes an indie joie de vivre with wide appeal. Attributes? A convivial Saturday morning farmers market, tidy midcentury bungalows and a slew of local restaurants with outdoor seating. It’s also close to downtown Athens and Piedmont Athens Regional Hospital. “It’s easy to walk around the old-school blocks,” says Dr. Celine H. Evans, UGA ‘08, UGA DVM ‘12, and an associate broker with Sellect Realty. A negative? Its proximity to the University of Georgia (UGA) can draw crowds. “If you buy, you better guard your parking,” says Evans. As for the name, the neighborhood was once home to a school for teachers known as a “normal school.” Normal schools taught the “norms” of various subjects. The site is now the UGA Health Sciences Campus and the future home of the new UGA School of Medicine.

Small mid-century homes are a hallmark of the neighborhood
Bungalows, cottages, ranch-style homes and Cape Cods fill the neighborhood, and many were built in the 1940s and 1950s. New Traditional homes with Craftsman and farmhouse features can also be found. Prices for bungalows and cottages range from $225,000 to $378,0000 while larger homes and newer builds range from $525,000 to $868,0000. Most homes sit on small, tidy lots and some are shaded by older trees. Inventory is limited. “The convenience to the hospital and the backside of downtown is really a big plus,” says Evans. With the courts and numerous governmental administrative buildings downtown, Normaltown is a good base for working professionals, says Evans. With walkable streets and proximity to Burks Elementary, it's also a good choice for families. The area is not a hotspot for student housing.

Automatic Pizza serves delicious New York-style pies
Chain restaurants and fast-food joints line West Broad Street along the southern border of Normaltown, but the most interesting eats are just east, closer to the hospital and campus. And many restaurants have outdoor seating, which creates a fun communal vibe. Omelets and French toast are on the menu at Big City Bread. “Big City Bread is super delicious,” says Evans. “And they have a great outdoor dining area." Inside a converted gas station, Automatic Pizza is another local hotspot while nearby White Tiger Gourmet draws crowds for its barbecue. For groceries, locals can stop by the Kroger in Alps Village on West Broad Street.

The farmers market draws crowds on Saturdays
Bishop Park welcomes the well-regarded Athens Farmers Market every Saturday from 8 a.m. until noon. Shoppers enjoy live music while checking out produce, prepared foods, art and flowers from more than 40 vendors. “We’d get empanadas made right in front of [us],” says Evans. Local musicians play at the Normaltown Music Festival in mid-April. This one-day, youth-focused event supports the Boys and Girls Clubs of Athens and Nuci’s Space, a local suicide-prevention organization.
The local Farmers Market is held every Saturday just outside of Normaltown.

The elementary school has a new name
Children in Normaltown attend Johnnie Lay Burks Elementary School, which is the new name for Chase Street Elementary. The name was changed in 2023 to honor Ms. Burks, a teacher who helped integrate the school in 1966. Niche grades the school a B-plus. Clarke Middle earns a grade of B-minus. Clubs at Clarke Central High School include the Bass Fishing Club, Chess Club, Disc Golf and Women in STEM. Niche grades the high school A-minus.

Bishop Park is a hub for recreation
It's an easy walk to Bishop Park from most of Normaltown. Kids clamber on the playground and splash around in the pool (closed for repairs in 2024) at this 33-acre green space. The park also has a walking trail, basketball courts and tennis courts. Boys and girls can sign up for gymnastics lessons at the Athens-Clarke Gymnastics Academy, which also calls Bishop Park home. A walking trail ribbons beside the Middle Oconee River in Ben Burton Park about two miles west of Normaltown. Leashed dogs are welcome on the path.

Catch Bus 7 to travel to downtown and the UGA campus
Normaltown is about a mile and a half from downtown as well as the University of Georgia. Athens Transit Bus 7: Prince Avenue travels between Normaltown and downtown along Prince Avenue. Rides are free. Hartsfield-Jackson Atlanta International Airport is 75 miles west.
