Berkeley Park is a historic community near retail hubs
Before Berkeley Park was established in 1921, it was an open pastureland where cows grazed across what is now West Midtown. “Berkeley Park is a great spot. A lot is happening, from commercial development to cool restaurants and places to shop," says Juli St George, a Realtor with Keller Williams Realty Intown Atlanta who moved to the city nearly 20 years ago. The Berkeley Park Neighborhood Association has been bringing the community together since 1955, addressing issues from crime prevention to neighborhood beautification. With Buckhead and Midtown less than 5 miles away, the neighborhood offers close access to the city. “If I lived in Berkeley Park, I’d take the kids and dogs to make a loop around the Beltline at Westside Park, hit Topgolf, stop by Jeni’s Ice Cream and end the evening with cocktails.”

She also mentions Westside Reservoir Park, which is 3 miles away. “It’s a great place to take dogs for a walk. They also have a huge playground that my kids love.” Closer to home, Underwood Hills Park offers a small basketball court and outdoor workout equipment. The 2-acre Hill at Waterworks is one of the tallest points in the city, peering over the glassy high rises of Buckhead, midtown and downtown.

Historic houses and new construction at The Berkeleys
Berkeley Park’s homes have come a long way since the early days when Seaboard Railroad workers who lived here relied on wells and kerosene. Residences from the 1930s to 1950s have been updated and typically range from $449,000 to $675,000. The lots tend to be close together and most have small gardens. “There are many Craftsman-style homes, which offer a different look compared to the many brick ranches in Atlanta. Wooden-frame houses and clapboard siding offer more architectural interest,” St George says. Newer luxury townhouses, like The Berkeleys, start at around $750,000 and have modern layouts. Some properties have been torn down and replaced with larger, contemporary designs that can go for $2 million or more.

Atlantic Station has a lot going on throughout the year. On weekends from March to September, the Creator’s Market brings together local vendors selling jewelry, home decor and baked goods. The Beer, Bourbon & BBQ Festival, a regular February event for over 10 years, spotlights Southern-style smoked meats. The neighborhood is served by Atlanta Public Schools, which includes Rivers Elementary, Sutton Middle and North Atlanta High, all offering the International Baccalaureate Program. Rivers and Sutton both earn B-plus grades on Niche, and North Atlanta has an A rating. About 5 miles away in Buckhead is The Westminster Schools, an A-plus-rated private school ranked second in the state. “People from all over Atlanta send their kids here, driving 30 minutes just to get them to school,” St George says.
