Small but mighty Candler Park is known for its Victorian homes, easy access to an artsy cultural district and its namesake park, which hosts a community festival each fall. Locals walk out of their 20th-century bungalows and down the street toward Little Five Points to reach a tattoo parlor or a vegan grocery store. Residents often enjoy the pool, athletic courts and the upgraded playground at the park.
Candler Park is a trendy urban hub and a mecca for families. Highly rated public schools serve neighborhood kids, and downtown Atlanta is less than 5 miles away. "People who are moving to Atlanta with families really like the area because it has everything they want," says Kristen Pollock, a Realtor with Engel & Völkers Atlanta. "There are private and public school options within the neighborhood, multiple parks, and the neighborhood organization gives it a community vibe." The Candler Park Neighborhood Organization meets every month and hosts fundraisers as well as social events.

Local dining and Little Five Points shops
Candler Park touches an eclectic Atlanta cultural hub to the west. Called Little Five Points, the area is a haven for long-standing independent shops operating out of colorful storefronts. Merchants sell things like vintage clothing, juices and smoothies. Graffiti and murals decorate the brick exteriors of some businesses. Little Five Points is also home to the Variety Playhouse, a former movie house converted into a concert hall, and a landmark mural of legendary Atlanta rap duo Outkast.
There are myriad boutique stores and restaurants in the neighborhood. The Flying Biscuit serves breakfast all day, and Candler Park Market is a popular spot for deli sandwiches. Fellini's Pizza serves fresh pies and generous wine pours. The Brewhouse Café, an English-style pub, has been a part of the community since 1997. Candler Park residents are less than a mile from Publix Super Market on Ponce De Leon Avenue Northeast.

Architectural styles include everything from Craftsman and ornate Victorian with wraparound front porches to modern single-family condos and townhouses. On average, homes sell quicker than the national average and are valued higher than the rest of the Atlanta metro area. Buyers can expect to pay more for a well-maintained, historic property. Typically, smaller detached homes range in price from $500,000 to $750,000. Move-in ready houses, spanning over 1,750 square feet, usually range between $800,000 and $1.6 million. Condos range from $225,000 to $475,000, while townhouses go for $315,000 to over $900,000. The area has a minor risk of flooding, so some lenders may require flood insurance.

Getting outside at Candler and Freedom Parks
The neighborhood shares its name with a 55-acre community park. It's a massive community gathering space with multipurpose fields, basketball and tennis courts and a public pool. The park's 9-hole golf course is open to the public. In 1922, the land for Candler Park was donated to the city by Coca-Cola founder Asa Candler, the neighborhood's namesake. Freedom Park, in the northwestern corner, contains the Jimmy Carter Presidential Library. The grounds also have the 7-mile Freedom Trail, which connects 10 historic landmarks, including the Georgia State Capitol. Freedom Park hosts a collection of artisans and farmers at the weekend Freedom Farmers Market.

Candler Park's Fall Fest
Fall Fest, a fundraiser for the neighborhood organization, takes place at Candler Park each September. The festival kicks off with a Tour of Homes and a Fall Ball, continuing with a 5K run, live music and vendors selling artisan goods. "All these neighborhoods are small and nearby," Pollock says. "They all have their events, and people flock between them, creating this unique community vibe." The local arts and crafts fair, Festival on Ponce, is held during the spring and fall. The semiannual event takes place at Olmsted Linear Park, a string of city green spaces on Ponce De Leon Avenue. Little Five Points Halloween Festival and Parade is a two-day event that transforms the intersection into a lively atmosphere with music stages, live wrestling, food vendors and drink booths.

There are several houses of worship in and around the community, including Neighborhood Church and First Existentialist Congregation of Atlanta. Candler Park sits next to several major roadways, including Moreland Avenue NE, DeKalb Avenue NE and U.S. Route 78. Commuters may experience congestion along these roadways during rush hours, especially along Moreland Avenue. Emory University Hospital Midtown and Grady Memorial Hospital are both 3 miles away. Atlanta's rapid transit system, MARTA, operates the Edgewood / Candler Park Station, where residents jump on the Green and Blue lines. I've wanted to live in this neighborhood for a while. One street over and there are many bustling business, but our street is quiet and friendly. The only things I'd change would be my landlord being more engaged about the condition of the house or live in CA.
