The community of Custer-McDonough-Guice is a small neighborhood that lives up to its big name. The community, also called CMG, is close to parks and markets and has a mix of renovated homes and contemporary new builds. "It's near Benteen and Chosewood Parks, which are very desirable," says Realtor Juli St. George, who has sold homes in Atlanta for a decade and is with Keller Williams Realty. "It is near the prison, and not everyone wants to live that close, but the area is really growing and upgrading. So it offers a lot in terms of nearby amenities." As its offerings grow, the CMG community members continue to give back to their neighbors, with local organizations like South Atlantans for Neighborhood Development organizing neighborhood celebrations like the Benteen Park Fall Fest.

Contemporary subdivisions meet established midcentury homes in CMG
The CMG neighborhood offers a mix of contemporary subdivisions and older sections of established 20th-century homes. The older areas of the neighborhood consist of ranch-style homes, Craftsman-style bungalows and cottages on small lots, many heavily shaded with pine and magnolia trees. Prices for these homes range between $300,000 and $475,000. Subdivisions built in the late 2010s have homes with contemporary Craftsman and New Traditional-inspired exteriors. A contemporary home typically lists between $500,000 and $715,000. "Homes here are starting to grow in value," St. George says. "But there are still more affordable houses available for buyers." These homes often have HOA fees of around $100 per month. Townhouses often list between $285,000 and $300,000. CMG also has a large, gated rental community, the Park Vista Apartments.

Students can attend Atlanta Public Schools, which earns an overall B rating from Niche. Benteen Elementary and King Middle both earn an overall C+. High schoolers can attend Maynard Holbrook Jackson High, which earns a B- and is an International Baccalaureate World School with three program options available. Students can also apply to the Atlanta College and Career Academy, which has pathways such as graphic design, programming and cybersecurity. Families may apply to the district's various charter schools like Atlanta Neighborhood Charter School or highly regarded private institutions like Pace Academy.

CMG borders Moreland Avenue Southeast, which has an ALDI grocery store, small businesses, the Starlight Drive-In Theater and the Halidom Eatery. This local food court offers restaurant booths offering options like pizza, cheesesteaks and tacos. "There aren't a ton of restaurants available here, but the area is starting to grow in terms of dining," St. George says. "The Starlight Drive-In is a huge draw for people, too, because drive-in theaters are so rare nowadays. And it has a flea market every Saturday that we love." On Bill Kennedy Way Southeast, there's a Kroger, small businesses and more dining. There are options for larger retail areas with big box stores and shopping malls like Lenox Square, Greenbriar Mall and Camp Creek Marketplace. These commercial hubs are less than 15 miles away and accessible through the highway.
