Resurging historic neighborhood 5 miles from downtown
Less than 5 miles west of Downtown Atlanta, Dixie Hills is a historic neighborhood amid a resurgence. Established in 1938 by real estate developer Herman E. Perry, Dixie Hills was founded for the African American middle class. In the summer of 1967, when more than 100 race riots broke out across the country, Dixie Hills entered the rebellion for three nights. Following the revolt, the city started to pour more funds into the neighborhood, eventually leading to the construction of Anderson Park, which still stands at the center of the community. A new resurgence has come about as the original housing is being renovated or completely torn down and changed into modern ranch homes and bungalows. “It’s a great little neighborhood,” says Jon Howard, a Realtor with Harry Norman Realtors, with nearly 30 years of experience in Atlanta. “It is being completely revitalized, and it's happening fast. It is close to the West Lake MARTA Station and affordable for most people.”
Without many suburb-style neighborhoods, Dixie Hills neighborhoods consist of houses in blocks.

Renovated ranch and bungalow homes in the city
Tight city streets are dotted with compact sidewalks as they curve through Dixie Hills. Renovated brick ranch homes and bungalows sit off the roads in the middle of square lots. Homes feature small driveways so that residents can avoid street parking. Based on square footage and condition, prices range from $145,000 to $588,000. “It’s an excellent place to buy property, and the value is only going to go up because people are desperate to live in Atlanta,” says Bonnie Brown, a Realtor with Harry Norman Realtors Intown Office.
Although homes are close in proximity, many homes have fencing through natural landscape.
Bungalow homes are also a popular new build style of Dixie Hills.

Journey through Atlanta Public Schools
Dixie Hills is part of Atlanta Public Schools, which scores a B on Niche and serves more than 50,000 students. One potential path is Woodson Park Academy, which is for kindergarten through eighth grade and scores a C-minus. All public school students will graduate from Fredrick Douglass High School, scoring a C-minus. The high school offers a STEAM Program, which is open to any child interested in advancement in science, technology, engineering, arts and mathematics.
The neighborhood is home to KIPP Atlanta Collegiate, a charter high school that opened in 2011. It is the only KIPP high school in Atlanta and is part of a national network with 270 public charter schools.
KIPP Woodson Park Academy has a student-teacher ratio of 12 to 1.
Frederick Douglass High School is named after the famous abolitionist Frederick Douglas.

Staying active at Anderson Park
Anderson Park spans nearly 52 acres in the center of the neighborhood. The park has a recreation center and is visited for its playground, tennis court and basketball hoops. In the summer, the park has a community pool, which residents use to beat the heat. Dixie Hills is less than 5 miles from the Atlanta BeltLine, a network of public parks, multi-use trails, and transit along a former historic 22-mile railroad corridor.

Shopping the Plaza at Dixie Hills
While there are a couple of convenience markets in the neighborhood, including AK Food Store, it is just a short drive to Kroger on Cascade Avenue Southwest. The Plaza at Dixie Hills Shopping Center is home to Off the Hook, a restaurant that specializes in fresh seafood. Other stores at the shopping center is the Village Convenient Store, a music studio, a laundry mat and two hair salons.
From meat to dairy, Wayfields offers Dixie Hills residents a wide variety of fresh foods.

About 5 miles to downtown Atlanta
Residents are more than 5 miles away from downtown and midtown Atlanta. The Metro Atlanta Rapid Transit Authority (MARTA) serves the neighborhood with light rail and bus services. The West Lake MARTA Station offers the Blue Line light rail, while the station is a connector for bus routes that run throughout Dixie Hills. Interstate 20, one of three cross-country interstates that run through Atlanta, and Martin Luther King Dr. Northwest both head almost 6 miles downtown.
Grove Park residents have access to West Lake Station that can travel all over Atlanta.
