Located 8 miles from downtown Atlanta, Garden Hills is a 750-home neighborhood in the sought-after Buckhead Village of Atlanta. Developed by Phillips Campbell McDuffie in 1925, his vision was to create a country club neighborhood with a pool and park in the middle. More than 100 years later, that dream is fruition as the Garden Hills Park and Pool are at the center of a community with multiple social clubs and events in a prime location in the city. “It is a very popular neighborhood because of the Atlanta International School, and people look to live here so their kids can walk to school,” says Sara Ohmer, who lives in Buckhead and is a Realtor with Harry Norman Realtors. “The neighborhood could claim many restaurants because of its location on Peachtree and Pharr Roads.”

Early 20th Century home styles
Underneath the shade of old-growth trees, streets curve through a rolling terrain. Developed in three phases, home styles change with the phase it was designed. The early homes were a mix of Georgian, Tudor, and Spanish Revival homes, while homes constructed following the third development were ranch-style and built after World War II. Along the main thoroughfares of Peachtree and Piedmont Roads, there is a chance to purchase luxury condos in high-rise buildings. While some attached properties are around $200,000, most single-family homes range from $1 million to $3.1 million. “The market moves quickly in Garden Hills, especially recently,” Ohmer says.

Path through Atlanta Public Schools
Garden Hills is part of the Atlanta Public Schools, which scores a B on Niche and has around 50,000 students. The districted schools are the B-rated Garden Hills Elementary, which advances to Sutton Middle, which earns a B-plus before graduating at North Atlanta High School. The high school grades an A-minus and has one of the oldest International Baccalaureate Programs in the southeast. Each of the three designated schools offers an IB program, making it one of the few public school clusters that offers IB for kindergarten through 12th grade. Buckhead provides several private institutions, and Garden Hills is home to the prestigious Atlanta International School. The sought-after school offers an IB education, and every student learns at least one language other than their own.

Summers at the Garden Hills Park Pool
One of the main draws to Garden Hills is its four pocket parks scattered throughout the neighborhood. Garden Hills Park is at the center of the neighborhood, and while it has a green space for activity, it is frequented for its community pool and clubhouse. The clubhouse was constructed in the 1930s, holds many community events and is available for private rental. “It’s like our country club, where neighbors gather over the summer to meet new friends or see old friends. Many neighborhood kids work there,” says Amber Mendoza-Singh, a resident and Realtor with Atlanta Fine Homes Sotheby’s International. Alexander and Sunnybrook Parks are forested natural areas for a stroll through the woods. Sunnybrook offers more than 30 species of trees, marked by plaques, while Alexander is a great place to see urban wildlife.

A heap of nearby shopping and dining
Residents can pick up groceries from either Trader Joe’s or Aldi, but there is so much more. Buckhead Village has many upscale shops ranging from fashion to art and eateries. For a night out, there are multiple options, from fine dining at the Atlanta Fish Market, which has a huge fish sculpture out front and a wide selection of fresh seafood, or the Iberian Pig, specializing in Tapas. Casual dining can be found at Fellini’s, an Atlanta-based pizza chain on Peachtree Road.

A close-knit community with social groups and events
Garden Hills offers its residents multiple social groups where they can meet neighbors and gather. The Garden Hills Civic Club was established in 1934 and is a non-profit that helps preserve the community and funds a security patrol of off-duty police officers for added safety The oldest club in the neighborhood is the Garden Hills Garden Club, which started as the women’s club in 1927. It plans many events throughout the year, including the popular Ice Cream Social and the Holiday Mailbox decorating fundraiser. Through a lease agreement with the city, the Garden Hills Pool and Parks Club maintains the swimming pool and surrounding green space while sponsoring the Cool Sharks swim and dive teams. The Buckhead Theater is just north and is a music hall with touring concerts available for private events.

Prime location in Atlanta
Getting around Atlanta is easy because Garden Hills is centrally located between Piedmont and Peachtree Roads. Peachtree Road is the local name for U.S. Route 19, and both streets connect to Interstate 85, one of three cross-country interstates in Atlanta. The community is almost between the Lindbergh and Buckhead MARTA Light Rail Stations, and both stops offer the Red Line, while Lindbergh also has Gold Line Service. There are multiple MARTA bus stops on Peachtree Road. Garden Hills is 2.5 miles north of Piedmont Atlanta, a 643-bed hospital, and about 17 miles from Hartsfield Jackson Airport.
