Commercial investment surges in Atlanta's west end
Atlanta's entire west end has been a center of growth, and Knight Park-Howell Station is at the heart. "Huge investment dollars are being poured into this area, especially because of the nearby Westside Reservoir Park that opened a couple of years ago," says local Realtor Juli St. George of Keller Williams Realty Intown Atlanta. She's sold homes across Atlanta for over a decade. "They're bringing in a lot of commercial infrastructure to support residents, including tons of restaurants." Residents and investors have increasingly flocked to the area, flipping historic homes and building new ones. Plus, new businesses are continually emerging. "A lot of breweries are on the way and lots of restaurants," St. George says. "A lot of the focus for expanding Atlanta's scene is on the west. It's grown exponentially."

Knight Park-Howell Station offers a blend of historic and modern architecture. You'll find bungalows dating back to the late 1800s, and sleek, contemporary colonials that popped up in the 2020s. Some homes are fully renovated, while others need a few repairs. Narrow streets are lined and sidewalks, and many close-quartered lots are full of maintained gardens, shrubbery and potted plants. Some front yards are enclosed by picket fences and adorned with wide front porches, where residents relax in rocking chairs.

Housing prices here have increased over the years. "It was traditionally an affordable neighborhood, but now you can get homes closer to the million-dollar mark," St. George says. "Prices have crept up in value." She currently owns a property in the neighborhood. Homes can list near the lower $300,000s, typically needing some renovations, to the upper $700,000s for new builds. The neighborhood also has a decent number of rental properties, including a mix of apartments and single-family homes.

Knight Park-Howell Station offers easy access to MARTA buses and trains. Bus stops are along West Marietta Street and Marietta Boulevard, and the Bankhead Station, the last stop on the Green Line, is just west of the neighborhood. Downtown Atlanta is about 3 miles away, where Interstates 85, 75 and 20 are accessible. It typically takes commuters about 15 minutes to reach downtown, and 20 minutes to reach Midtown, considering the traffic. Knight Park-Howell Station is also a relatively walkable area. The Atlanta Beltline runs along the community's west end, connecting cyclists and walkers with other areas of Atlanta. "One of the main reasons people are moving there is for Beltline access," St. George says. The Hartsfield-Jackson Atlanta International Airport is about 11 miles away.

Friends of Howell Station, a local nonprofit, has raised funds to help improve the park's walled garden and playground, and development is underway. Westside Reservoir Park, Atlanta's largest green space, is a former quarry known for its massive granite cliffs that appeared in popular television shows like "The Walking Dead." While the city renovated the quarry into a 280-acre park, its cliffs remain, hugging a 35-acre reservoir that visitors can see from an overlook. The park's 2021 opening also unveiled paved trails, popular with cyclists, pavilions and a playground.
Zoned for Atlanta Public Schools with multiple transfer options
Knight Park-Howell Station is zoned for the well-rated Atlanta Public Schools system. The district allows four different types of school transfers: general administrative transfers, transfers for children of APS employees, mid-year transfers and hardship transfers. The General Administrative Transfer, the most common option, allows students to apply to any school with available space. Students often attend Centennial Academy, the home boundary school assigned to the area. It partners with local institutions, like Georgia Tech, for educational activities.
