On Atlanta's active west side, a few miles from Georgia Tech, the Knight Park-Howell Station neighborhood is a center of redevelopment and burgeoning commercial interest. "Huge investment dollars are being poured into this area, especially because of the nearby Westside Reservoir Park that opened a couple of years ago," says local Realtor Juli St. George of Keller Williams Realty Intown Atlanta. She's sold homes across Atlanta for over a decade. "They're bringing in a lot of commercial infrastructure to support residents, including tons of restaurants." It originated as a late 19th-century community for workers of a nearby railyard, and much of its original housing remains as new construction sweeps in. According to St. George, the area increasingly attracts a mix of residents for its proximal location. "It's a thriving, busy part of Atlanta," she says. "It's a draw for families, but also for singles because there's quite a lot to do on the west end."Knight Park-Howell Station's pocket of homes is bordered by a QTS mega data center to the east, a construction company to the west, railroads to the north and the Fulton County Jail to the south. "You can definitely hear the railroads, but people don't mind it," St. George says. "The community's housing and access to area amenities trumps the noise." St. George says people know the jail is there, but it doesn't deter interest in the community.

Direct access to West Atlanta's ample commercial amenities
Knight Park-Howell Station is home to Westside Paper, a modern office and retail space with noteworthy restaurants like El Santo Gallo and the Dumpling Factory. It also features Pancake Social, a popular brunch spot with lemon ricotta, apple cinnamon and classic buttermilk pancakes. Palo Santo, located on West Marietta Street, offers modernized Mexican fare, from birria to carne asada, and views of the Atlanta skyline from its rooftop. "The neighborhood is close to several great restaurants, like Bankhead Seafood, and Chattahoochee Food Works always has something going on," St. George says. Chattahoochee Food Works is a massive food hall with over 30 vendors and a large indoor and outdoor bar. Kroger is one of the nearest big-box grocery stores about 3 miles away in the Howell Mill Square shopping center.
Residents can also head to Chattahoochee Food Works, a 31 vendor food court.
El Santo Gallo adds color and flavor to the area with festive outdoor seating and authentic bites that invite casual dinig and social gatherings.

Historic bungalows and new construction on tree-lined streets
Knight Park-Howell Station's architecture ranges from late 19th and early 20th-century bungalows to 21st-century, contemporary colonials. There's a mix of fully renovated homes, those needing repairs and a couple of new builds. Narrow streets flow with mature trees and sidewalks, and many of the community's close-quartered lots are full of maintained gardens, shrubbery and potted plants. Some residents wrap their front yards in picket fences and adorn wide front porches with rocking chairs. Housing prices here have increased over the years. "It was traditionally an affordable neighborhood, but now you can get homes closer to the million-dollar mark," St. George says. "Prices have crept up in value." She actively owns a property in the neighborhood. Homes here can list from $260,000, likely needing a few updates, to $800,000, mainly new construction.

Knight Park is a hilly green space canopied by towering oaks in the heart of the neighborhood. It has a tennis and basketball court and a playground for the kids. Friends of Howell Station, a local nonprofit, has raised funds to help improve the park's walled garden and playground, and developments are active. Westside Reservoir Park, Atlanta's largest green space, is a former quarry known for its massive granite cliffs that appeared in popular television shows like "The Walking Dead." While the city renovated the quarry into a 280-acre park, its cliffs remain and hug a 35-acre reservoir visible from a designated overlook. MARTA, Atlanta's public transportation system, serves Knight Park-Howell Station, and several bus stops are available along West Marietta Street and Marietta Boulevard. MARTA also operates the Bankhead train station just west of the community. Downtown Atlanta is about 3 miles away, where Interstates 85, 75 and 20 are accessible.
