One-third of Atlanta’s skyline overlooks Midtown’s award-winning restaurants, world-class museums, parks and annual festivals. “I lived all over Atlanta, but Midtown feels like home because we all live close to our neighbors and respect each other. We have students because of the universities and long-standing residents who never left,” says Dawn Landau, associate broker with Keller Williams Realty Atlanta Midtown and Midtown resident for over 20 years. The neighborhood is home to the city’s second-largest financial district, with major businesses including the Federal Reserve Bank of Atlanta and corporate headquarters for The Coca-Cola Company.
Midtown offers city living at its finest, with walkability and easy access to Atlanta’s Beltline and MARTA light rail station. “I sold a condo to an empty-nester couple living in the suburbs. They sold their car, walked to work every day, and lost 30 pounds in their first year. It’s a big lifestyle change. You couldn’t give them a million dollars for that condo and get them to move at this point,” says Mark Hilliard, Realtor at Palmer House Properties in Atlanta.

Shopping at Colony Square and live jazz at The High
While residents around Atlanta drive into Midtown for its nightlife, award-winning restaurants and museums, locals are just steps away from the action. “We love to go out to eat and drink,” Landau says. “Some of my favorite locally owned restaurants are Papi’s and Campagnolo.” Midtown places locals within easy reach of dozens of bars, food halls and mixed-use shopping plazas. “Colony Square is the centerpiece of Midtown. About five years ago, a huge developer bought and completely ‘reimagined’ it. Now it’s shopping and upscale restaurants,” Hilliard says. South of Piedmont Park, Ponce City Market is a multiuse development converted from an old warehouse, now home to dozens of small businesses with an ice skating rink on top. Whole Foods and Publix are within walking for groceries.
Momonoki is a popular lunch spot with a two-story cafe that serves Japanese concotions.

The Atlanta Pride Parade is the city's largest
Piedmont Park’s major events include the Atlanta Jazz Festival and Dogwood Arts Festival in the spring and the Atlanta Arts Festival in the fall. “Shaky Knees just announced that they are moving from Old Fourth Ward to Piedmont Park, which is much bigger. It’s taking the place of Midtown Music, which was one of our largest events,” Landau says. The Green Market is a weekly farmers market held at the park on Saturdays from March through December. Midtown also is the location for the city’s largest parade, the Atlanta Pride Parade, drawing over 35,000 visitors annually.
Other Midtown landmarks include Atlanta Symphony Hall. “It hosts the Atlanta Symphony Orchestra,” Hilliard says. “You also have the Fox Theater, which has Broadway shows and concerts. And all of that is within eight blocks of one another.” The area features world-class cultural attractions, including the Museum of Design Atlanta (MODA) and the High Museum of Art. The High hosts weekly events throughout the year, including live Jazz Nights on Fridays.

Midtown is a walkable community with MARTA access
Midtown draws long-standing residents and urban professionals for its walkability, bike lanes and access to the Metropolitan Atlanta Rapid Transit Authority (MARTA) light rail. “One of the draws to Midtown is three MARTA rail stations, all of which go to the airport,” Hillard says. “A lot of businesses, like State Farm, have put their headquarters at or close to a MARTA station because the traffic around here is horrendous.” Despite most residents commuting without cars, nearby arteries include Interstates 75 and 85.
Midtown’s CAP Index Crime Score of 8 out of 10 is higher than the national average of 4. The area is also noisy with highways, events and the general buzz of Midtown life.
Midtown contains portions of the Georgia Tech campus, which lies mainly just across the highway.
The Arts Center MARTA Station is under 2 miles away from the Mornigside neighborhood.

Midtown Atlanta has a third of the city’s high-rises
High-rise condos rise above Atlanta’s ever-growing skyline. “We have small studios that can go between $200,000 and luxury penthouses for $4 to $5 million,” Landau says. “Everything from a historic multifamily duplex to a glassy high-rise all within this tiny geographic area with a heavy population.”
Directly south of Piedmont Park, Midtown Garden District is a quiet, primarily residential area filled with apartments, duplexes and mid- to early 20th-century homes. Craftsman bungalows and renovated Victorian and American Foursquares sit closely on narrow, tree-shaded streets. Single-family houses range from around $900,000 to $4 million.
The Midtown Neighbors’ Association and Midtown Improvement District are nonprofit organizations that oversee and advocate for the neighborhood, as does the Midtown Improvement District, another nonprofit spearheading Midtown’s revitalization.
Loft apartments and condos are available throughout Midown.

Piedmont Park connects to the Atlanta Beltline
Over 300 acres of recreational space are in the neighborhood, with 220 of those being Piedmont Park, which is the heart of Midtown. “It’s like Atlanta’s Central Park, and everybody wants to be near the park,” Hilliard says. Once a forest, then a farm, and now a mecca for Atlanta’s arts and culture, the park was designed by the Olmsted Brothers, the sons of Frederick Law Olmsted. The park is also the location of the Piedmont Park Aquatic Center and connects to the 22-mile Atlanta Beltline, which encircles Atlanta and connects to over 40 neighborhoods. Landau says that Piedmont Park contains the Atlanta Botanical Garden and that she’s been a member for a while, noting their Garden Lights and Holiday Nights event that illuminates Midtown from November through January.

Atlanta Public Schools has a B-rating
Atlanta Public Schools enrolls over 50,000 students and holds a B rating on Niche. Families in Midtown fall within the district’s Midtown cluster. Virginia-Highland Elementary opened in 2023 to ease overcrowding and features “Everybody’s Playground,” designed for accessibility. David T. Howard Middle School holds an A-minus, and A-rated Midtown High School offers a College and Career Center for post-secondary prep.
Georgia Institute of Technology ranks among the top five public universities in the country. Its presence shapes Midtown culture, with many students living nearby. Other notable private universities include John Marshall Law School and Savannah College of Art and Design, Atlanta.
