Peachtree Battle is where old Southern charm meets modern-day convenience. From Greek Revival mansions with stately columns to Mediterranean-style villas with red-tiled roofs, home styles vary widely in this historic community. But what houses in the area do have in common is proximity to downtown Atlanta, shopping, dining and parks. “It’s super convenient,” says David Brown, a Realtor with Compass, who’s been selling homes in the area for six years. “It’s an easy commute to downtown Atlanta. It’s close to restaurants, grocery stores and shopping. There are all kinds of parks. You’re right in the middle of the city.” Luxury and convenience come with a high price tag though. On average homes here sell for around $2 million.

Peachtree Battle offers stately, century-old homes
Located 10 miles from downtown, the bulk of homes in this Buckhead neighborhood were built in the early 1900s and boast at least 3,000 square feet of living space. They typically rest on lots of half an acre or more with established gardens and mature oak and maple trees that are common to the area. “That area is traditionally old-school,” Brown says. “It’s an established community that hasn’t changed much in the last 30 years.” Prices typically start around $1 million and go up to $3.5 million, depending on size and condition. “If they’re priced right, they sell quickly,” Brown says. “Things will sell within 30 days.” Peachtree Battle is a quiet enclave with a “low crime” score of two out of 10, according to the CAP Index. In comparison, the national crime score average is four.

Peachtree Battle Shopping Center serves as a hub for shopping and dining
Residents can get their weekly grocery shopping done at Publix, take a Pilates class at Club Pilates, or go dress shopping at Talbots at the Peachtree Battle Shopping Center on Peachtree Road. After running errands, grab something to eat at one of the center’s multiple restaurants. Jalisco has been a local favorite for Mexican food since 1978. For something more upscale, make reservations at La Grotta Ristorante, a mile east of the neighborhood on Peachtree Road Northeast. It’s the type of place where patrons get dressed up to dine on Italian fare like wild mushroom risotto and goat cheese ravioli.

Spend the day putting around at Bobby Jones Golf Course
Peachtree Battle butts up against the 200-acre Atlanta Memorial Park, which is home to the Bobby Jones Golf Course and Bitsy Grant Tennis Center. The 9-hole public golf course offers group and private lessons and the tennis center is Atlanta’s largest tennis facility, offering 28 courts. Atlanta Memorial Park was established as a memorial to the soldiers who fought in the Civil War Battle of Peachtree Creek, which took place there in 1864. In addition to the golf course and tennis facility, it features a playground and wooded trails that run alongside a tranquil creek. “It’s a great area for anyone who works in Metro Atlanta and wants to be close to shopping and restaurants and also enjoy some of Atlanta’s best outdoor activities,” Brown says.

Public school students zoned to attend top-ranked North Atlanta High
Peachtree Battle is home to Rivers Elementary School. Middle and high school students may attend nearby Sutton Middle and North Atlanta High. Part of the Atlanta Public Schools district, the elementary and middle school earn B-plus Niche grades, while the high school scores an A-minus and boasts a 94 percent graduation rate. “The public schools in that area are fantastic,” Brown says. “It’s also close to one of the top private schools in the city, Atlanta International School.”
Located along Peachtree Battle Ave, E. Rivers Elementary is above average in several ways.
Sutton Middle School welcomes students in grades 6-8.
North Atlanta High School is a public school in the Atlanta Public Schools system.

Peachtree Battle is home to Woodward Way Greenspace
Peachtree Battle’s Woodward Way Greenspace, on Woodward Way Northwest, offers long stretches of paved trails that are popular among walkers and joggers alike. The green space also touts golf course and skyline views for those who prefer to just sit and rest a while.
