For those searching for a sense of community as much as a home, Peachtree Hills may be the perfect fit. This primarily residential neighborhood, established in 1912, offers regular community events like pickleball tournaments and holiday parties. While positioned in Atlanta’s upscale Buckhead district, the neighborhood teems with comparably affordable bungalows and residents enjoy easy access to shopping and dining. “There’s a nice local park, and there aren’t HOAs, but the neighborhood runs its own association,” says Heather Pitts, a Realtor with Ansley Real Estate Christie's International Real Estate who has served the Atlanta area for 23 years. “It’s a beloved area because it’s in a great location, between the design district, high-end restaurants in Peachtree and shopping in Buckhead.”
Peachtree Hills teems with cozy bungalows
Homes sit close together on the gridded residential streets. Homebuyers can find properties with front porches on small grass lots decorated with flowering landscaping. Craftsman homes and cottages from the 1920s and '30s populate the neighborhood. "A lot of people just love the look of those older homes," says Octavia McNair, owner and broker of The Atlanta RE Boutique, who's been selling homes in the area for more than 20 years. "They are beautiful and most of them have been restored."The average sales price hovers around $600,000. A two-bedroom could be found for around $600,000, while a four-bedroom might fetch more than $1 million. “Homes in Peachtree Hills tend to be more affordable than similar Atlanta neighborhoods,” Pitts says. Those looking for more of a city vibe will find condos along Peachtree Road. One-bedroom condos in Park Lane on Peachtree sell for $275,000, while luxury condos in The Dillon, which is expected to be completed in late 2024, are priced between $1 million and $2.6 million.

Peachtree Battle Shopping Center serves as a hub for shopping
Peachtree Battle Shopping Center on Peachtree Road hosts a Publix for grocery shopping and many other chain retailers. New homebuyers can shop for elevated home goods and furniture at the Atlanta Decorative Arts Center, or ADAC, which has high-end showrooms. For dining out, J. Christopher’s is the go-to spot for a Southern-style breakfast of scrambled eggs and grits. Treehouse Restaurant and Pub serves elevated American dishes, like white truffle pizza, in a woodsy, plant-filled space. KR SteakBar is another local favorite, serving high-end Italian dishes. “The neighborhood really has dining options for every occasion,” Pitts says.

There are community pickleball tournaments in Peachtree Hills
The Peachtree Hills Civic Association hosts community events, including a fall festival with pumpkins, face painting and games and a holiday party every December. The association also organizes neighborhood pickleball tournaments at Peachtree Hills Park, community picnics and happy hours. Residents can drive 2 miles north to Buckhead Village for further events, like the Atlanta Christkindl Market, a German holiday market with food and local vendors. Buckhead Village also hosts weekly live music performances on Fridays in the summer.
Students attend well-ranked Atlanta Public Schools district schools
Kids can begin school at Rivers Elementary and advance to Sutton Middle. Both schools earn B-plus ratings from Niche. To finish, students may attend A-minus-rated North Atlanta High. The high school encourages student engagement with a variety of clubs and organizations, including debate team, environmental club, fashion club and mock trial club. There is also a student-run newspaper called Warrior Wire.
Locals gather with friends and garden at Peachtree Hills Park
Peachtree Hills Park, the neighborhood’s namesake park on Peachtree Hills Avenue, is centrally located and acts as a community hub for activities. The park hosts a playground, a baseball diamond, tennis courts and a community garden. “Yards tend to be very small, but residents can rent plots to grow plants at the community garden,” Pitts says. For a casual stroll or a bike ride, residents can drive 2 miles southwest to Northside Trail, a mile-long forested trail featuring a creek and a covered bridge. The proposed expansion of Peachtree Creek Greenway will wind along the creek on the southern edge of the neighborhood.
MARTA buses and trains take residents downtown
The Metropolitan Atlanta Rapid Transit Authority, or MARTA, serves the community with bus and train stations. Residents can find bus stops along U.S. Route 19, which runs along the neighborhood’s western edge. To get on a train headed for downtown Atlanta, residents can go to Lindbergh Center Transit Station, located half a mile northeast of the neighborhood. By car, downtown Atlanta is a 7-mile drive south on Interstate 85.
