About 10 miles north of Downtown Atlanta in the prestigious Buckhead Area, Tuxedo Park is the most expensive neighborhood in Atlanta. Tuxedo Park’s sprawling estates are tucked away in neighborhoods near Buckhead’s historical landmarks and high-end shopping and dining options. “The architecture sets it apart, and it’s also a historic area,” says Heather Nichole Gasaway, Buckhead native and real estate agent at eXp Commercial. “It’s on the national register of historic places, and it’s had a lot of old-school Atlanta politicians and high-profile families live there.”

Mansions with manicured lawns
From Greek Revival mansions with striking columns to stucco Mediterranean villas with red tile roofs, the estates in Tuxedo Park come in a variety of styles. “There’s a lot of unique architecture. It’s very old Southern. A lot of these houses were built in the 1920s too, so they are solid,” Gasaway says. Well-manicured landscaping, including formal boxwood gardens and colorful flower beds, adorn lawns in the neighborhood. Four- and five-bedroom single-family homes typically start around $1.5 million but range up to $5 million and higher. More modest, brick townhomes typically cost between $700,000 and $800,000.

Highly rated private and public schools
“Tuxedo Park is in proximity to four or five exclusive private schools, so education in the area is great,” Gasaway says. One popular private school is Pace Academy, which serves kindergarten through 12th grade and earned an A-plus from Niche. Students attending public schools will start at Brandon Elementary, which earned an A-minus from Niche, before advancing to Sutton Middle, with a B-plus. North Atlanta High School, housed in a former IBM office complex, has over 2,000 students and earned an A-minus from Niche. The school has facilities like a rifle range, a gymnasium with room for 1,800 people and a performing arts complex.

Historic attractions at the Governor’s Mansion and Atlanta History Center
Tuxedo Park is home to the Georgia Governor’s Mansion. This three-story, Greek Revival mansion on West Paces Ferry Road is the official residence of Georgia’s governor and is open to the public for tours. The Governor’s Mansion also holds special annual events like an easter egg hunt and tree lighting. Also nearby is the Atlanta History Center, a museum dedicated to preserving the city’s history through exhibits and educational programming. The History Center’s grounds have several historic buildings, including the Swan House and Gardens, a 1920s-era estate on the National Register of Historic Places.

Tuxedo Park is conveniently located near high-end shopping and dining in Buckhead. “Atlanta is a foodie city, and there’s a lot of great restaurants in Buckhead,” Gasaway says. “ARIA is my number one restaurant in the area. They’ve got a great menu that changes seasonally, and it has a wine cellar at the bottom. The chef, Gerry Klaskala, is great.” For more fine dining, locals can visit Atlas, a Michelin Star restaurant in the St. Regis Hotel. Phipps Plaza, 3 miles away, has luxury stores like Cartier, Saks Fifth Avenue and Chanel. For more casual trips, locals can visit Buckhead Market Place on West Paces Ferry Road for dining, salons and grocery shopping at Whole Foods.
Tuxedo Park is just a short drive to the luxury shopping at Phipps Plaza mall.

Chastain Park is Buckhead’s largest park and has facilities including a swimming pool, tennis courts, horse park and golf course. It also has an outdoor music venue that can hold nearly 7,000 people and has hosted high-profile acts like Lady Gaga, Mary J. Blige, Frank Sinatra and many more. Also nearby is Blue Heron Nature Preserve, a quiet park with walking trails through meadows, woodlands and wetlands. The park also has summer camps and educational programs for kids.
