Underwood Hills offers something old and something new
Located in Atlanta’s Upper Westside, Underwood Hills has two personalities: a lush residential area of single-family homes and a buzzy mixed-use development with breweries and apartment complexes. The residential area — on the east side of train tracks that run through the neighborhood’s center — was developed in the early 20th century and features a neighborhood park and a mature tree canopy. “The neighbors are really supportive of each other and hang out together,” says Kelly Chancy, a Realtor with Keller Williams who’s sold homes in the area for around 20 years. “The location is very accessible to several parts of Midtown, Buckhead and Westside. It’s near the interstate and great restaurants.” The west side’s warehouses were built around the same time, but in the 2020s they were redeveloped as The Works, a blend of restaurant space and apartments.

Underwood Hills’ first wave of development took place in the 1920s, and several early 20th-century National and Craftsman homes still exist in the area. These sit close together along narrow, hilly streets and usually have paved driveways shaded by mature trees. Midcentury ranch-style houses, late 20th-century Cape Cods, and new traditional homes demonstrate the community’s continued growth. Prices typically range from around $460,000 to $940,000, though some new construction custom homes have recently been listed for $1.2 million to $1.5 million. Late 20th-century colonial-inspired townhouses range from $280,000 to $480,000, while those built in the 21st century range from $700,000 to $1.1 million. Low-rise condos generally cost between $100,000 and $475,000. Apartments in mid-rise complexes are available for rent throughout the area.

There are more recreational opportunities nearby, like the public Bobby Jones Golf Course, which has a reversible nine-hole course that can be played in multiple combinations. The Bitsy Grant Tennis Center has 28 public courts and offers lessons for kids and adults. The Northside Beltline Trail is near the golf course and is known for its park-like setting. “Because we have so many trees, fall and spring are gorgeous,” Chancy says. “We have cherry blossoms and dogwood trees that are amazing during the spring. And in fall, we almost look like Vermont, but we don’t show off until November.”
Residents in Memorial Park often go to Bitsy Grant Tennis Center to train and for fun.

An active neighborhood association hosts regular events
The Underwood Hills Neighborhood Association hosts regular community events at Underwood Hills Park, like the Spring Social each May, which features a barbecue and kids’ activities. Families can also join the UHNA’s Play Group, which meets at the park each Friday afternoon and hosts an Easter egg hunt and Halloween party.

The MARTA bus stops along Defoor Avenue and Howell Mill Road, and the Arts Center subway station is about 3 miles away. There are bike lanes on Collier Road and Defoor Avenue, and the main roads have sidewalks. Houses of worship include Atlanta Westside Presbyterian Church and Trinity Anglican Church. Piedmont Atlanta, which is the closest hospital, is 2 miles away, and Hartsfield-Jackson Atlanta International Airport is a roughly 14-mile trip.
