House prices and styles

The median sale price in West Paces is around $925,000, more than double Atlanta's median of about $425,000. However, it’s slightly lower than other Buckhead neighborhoods like Paces because many homes were built between the 1950s and ‘70s. “A lot of Buckhead has historic, century-old mansions or huge new builds,” says Mary Stuart Iverson, a Realtor with Home Luxury Real Estate who has sold several houses in the neighborhood. “West Paces is still very upscale and well-maintained, but considering the area, its houses aren’t as grand, and they may need some updated appliances here and there.” Buyers will find a mix of ranch-style homes, Cape Cod cottages and contemporary houses along West Paces’ winding roads. Homes without significant renovations typically fall between the lower $700,000s and the lower $800,000s, while updated homes and the occasional new build usually range from the mid-$900,000s to the upper $2 million range.

Getting to Midtown Atlanta and Downtown Atlanta

West Paces sits just east of Interstate 75, which is a direct route to Midtown Atlanta and Downtown Atlanta. Driving to either place usually takes 15 to 30 minutes, depending on traffic. “Between kids getting dropped off at all the schools in the area, and commuters getting on the highway, congestion is a pretty consistent problem here,” Iverson says.

Where to shop and go out to eat

Paces Ferry Plaza has major grocery stores, a vintage barber shop and a handful of locally owned boutiques. Restaurants include Ok Café, a retro-style diner serving meatloaf and milkshakes, and Blue Ridge Grill, a cabin-inspired spot known for its southern food and extensive wine list. “You take your family to the café, and your business meetings to the grill,” Iverson says. “That sums up how great the area’s restaurant selection is.” Buckhead’s high-end shopping centers, such as Phipps Plaza and Lennox Square, are also less than 5 miles away.
