Dividing line between east and west
Peoria Street's north/south thoroughfare divides between two sections of the Dam East/West neighborhood. A tall brick wall is on either side of Peoria, separating well-kept homes built in the 1970s. Whether a home is west or east of Peoria Street, most are within HOA communities, with Dam West being the first homeowner’s association in Colorado. That HOA was incorporated in 1968.

The homes on the west side of Peoria Street are called Dam West, and although there’s a distinction between west and east, the homes in both sections are from the same era, mainly the 1970s. Dam West and East have homes surrounding a common area with walking paths and green space. Some commons have a playground, and both Dam West and East have access to tennis courts. Seventy-six percent of the people in both neighborhood sections own their homes. A collection of townhouses on both sides of Peoria Street were built in the 1970s or early ‘80s and priced around $400,000 with three to four bedrooms. “You can stay under the $500,000 threshold with single-family homes pretty easily here,” says Jason Morris, a Realtor with eXp Realty. “There are also condos under 1,000 square feet that are less than $300,000.”

Access to an A-rated school district
Although Colorado is an Open Enrollment state, meaning that it allows students to attend any school of their choice on a space-available basis, the closest schools in the neighborhood are part of the A-rated Cherry Creek School District. Polton Community Elementary School has a B overall rating on Niche with a 13-to-1 student-teacher ratio. Prairie Middle School students can participate in a college readiness program for those who want to attend college but lack resources or opportunities to be college-ready. The school gets a B-minus grade on Niche. Overland High School receives a B-plus grade overall and has an 18-to-1 student-teacher ratio. The Open Enrollment period for schools is between January and May.
Beach access in landlocked Colorado
On the other side of Interstate 225 is Cherry Creek State Park, with a beach on the shores of Cherry Creek Reservoir. If splashing around is not appealing, there are over 20 trails for hiking and biking available. There’s also an over 100-acre off-leash dog park. Some of the trails are accessible via horseback, and there are horseback riding lessons for those not experienced on a saddle. Around the reservoir, there’s a marina where jet skis and other equipment can be rented, and there’s a place to dock boats. There are also nearly 150 campsites with laundry facilities and pay showers. During the summer, the park can get crowded quickly.
Ethnic food hotspot
Aurora, Colorado, is known for its diverse ethnic food choices, including Masalaa, which specializes in Indian food. Standout food times include lentil and rice-batter pancakes topped with veggies. The lunchtime buffet allows a taste of everything the restaurant has to offer. On its website, Silla Korean BBQ claims it’s the oldest Korean restaurant in Colorado, serving traditional Korean barbecue and a variety of entrees. All the ingredients to make a home version of Asian cuisine can be found at H Mart on Parker Road. Everything from fresh produce, frozen and dried meat to fish. There’s also a section of the store that sells kitchenware. King Soopers has a location on Peoria Street close to the neighborhood for mainly domestic ingredients.

I-225 heads to tech companies
Heading west on Interstate 225 leads to the Denver Tech Center, which consists of companies ranging from startups to large companies that do business worldwide. It began in the 1970s and was built along a fiber optic line. It’s a ten-minute drive. Denver International Airport, to the northeast, is 25 minutes away. A light rail station is close to the neighborhood at the Nine Mile Station Park-n-Ride, close to the intersection of Parker Road and I-225. There’s also a station at Illiff Avenue and 225. There are Regional Transportation District bus stops along Parker Road and Peoria Street. The Medical Center of Aurora is an 8-minute drive to the north, while the hospitals in the Anschutz Medical Campus are an additional five minutes north.
