The local housing scene

The housing market in Daytona Triangle largely comprises condos and townhouses. Most homes were built between the 1970s and early 2000s, with some newer builds in the mix. You can also find a small selection of single-family homes in subdivisions like Alton Park and Highline, most with modern traditional and craftsman-style architecture. Condos and townhouses here range from around $40,000 to the upper $600,000s, while single-family homes start in the mid-$400,000s and reach the mid-$700,000s. With a median home price of around $380,000, Dayton Triangle typically has more affordable options compared to other neighborhoods in the Cherry Creek School District; the neighboring communities of Village East and East Ridge-Ptarmigan Park have median prices of $530,000 and $510,000, respectively.

Highly rated Cherry Creek schools

The Cherry Creek School District is one of the highest-rated districts in Colorado and is a major draw to the area. “Dayton Triangle is under a Denver address, but it’s within Arapahoe County,” says William Watson, the president of Your Home Sold Guaranteed Realty who has been selling in Colorado for over 30 years. “You get arguably the best school district in the state with Cherry Creek Schools.” Nearby schools like Village East Elementary and Overland High receive high rankings, and Colorado offers open enrollment across all school districts. Here’s what you should know about open enrollment in Cherry Creek:

  • Applications for open enrollment are taken from early December through late May for the following school year, but a priority lottery drawing typically occurs in February.
  • If a student attends a school outside of their designated attendance zone, families are responsible for their transportation to and from school.
  • Once a student is accepted through open enrollment, they do not need to reapply each year.
  • As space is limited, the only way to guarantee attending your school of choice is by living in the designated attendance zone.

Commuting to major employers and downtown Denver

Interstates 25 and 225 are both close by and can take drivers to employment hubs like the Denver Tech Center (DTC) and Buckley Space Force Base. “You’re in a great location near the Tech Center,” says Andy Ahroon, a local Realtor with MB Andy Ahroon & Co. “And you also have great proximity to I-25 and shopping surrounding the Tech Center.” Downtown Denver is around 10 miles northwest. Regional Transportation District (RTD) operates the area’s bus routes, with nearby stops along Havana Street and Dayton Street. The RTD light rail can be accessed a few miles east at Florida Station.

Havana Street shopping centers and local restaurants

Havana Street borders Dayton Triangle to the east and is lined with businesses, from nationally known chains to locally owned eateries. You can pick up groceries and essentials from Costco, King Soopers or Safeway before grabbing a bite to eat. Local favorites include:

  • Seoul Korean BBQ & Hot Pot, where you grill or boil your meal at the table
  • Mariscos El Rey, which serves seafood and Caribbean-inspired fare
  • Stampede, a country-western bar with regular live music and events
  • Sonder Coffee & Tea, serving specialty drinks and baked goods

Nearby parks and the Cherry Creek Trail

While the neighborhood is largely residential, there are over a dozen parks and recreation areas within a 2-mile drive. “There’s a lot of lovely parks and trails in the area,” Ahroon says. “In Colorado, the lottery money goes toward maintaining our trails and outdoor space.” Canterbury Park has a playground, picnic tables and open space, while Cheyenne – Arapaho Park features walking trails and a community garden. Cherry Creek State Park is just a few miles south and is one of the most popular recreation areas in the region. With over 4,000 acres, the park is home to an expansive reservoir, campgrounds, miles of walking and biking trails and a 100-acre off-leash dog park. The Cherry Creek Country Club is also close to home and has an 18-hole golf course, tennis courts, an outdoor pool and a dining room.
