Why Elkhorn Ranch is a popular destination for space seekers

Elkhorn Ranch reimagines what a subdivision looks like with multiple acres of open land separating single-family homes, southeast of Aurora. Here, you are more likely to see light from stars than from a distant cityscape. Ponderosa pine trees line peaceful neighborhood streets that connect homes to shopping centers and natural spaces, all within a few minutes.

The cost of living in custom homes on spacious properties

Properties in Elkhorn Ranch are about 5 acres in size, and often include custom-built, multistory houses with at least three bedrooms. Craftsman and contemporary architectural features are common. Home prices range from the lower $500,000s to about $1.4 million. The neighborhood has septic and well water systems. “A lot of times, when you’re looking for acreage lots, it’s a struggle to find nice homes on them because homes are older and just the lifestyle is a little bit different, so that’s a great area for that,” says Michelle Addison, a You 1st Realty realtor who has nearly nine years of experience. “Now that it’s a bit more established, the homes all still look really nice, but people have planted trees around them, they’ve done landscaping, added in extra things to their homes, and it looks really pretty.”

Residents can customize their homes and properties in many ways

Elkhorn Ranch is the type of subdivision in which you buy a home if you want a sense of community and the ability to raise horses on your property. “The first thing I think of when I think of Elkhorn Ranch is the 5-acre lots,” says Jody O'Brien, broker associate with HomeSmart and longtime resident of the area. “You just have so much room, and it’s the kind of room where people can create their own little outdoor havens or turn an outbuilding into a mother-in-law suite.” Elkhorn Ranch has an active homeowners association that enforces covenants to maintain the neighborhood’s rural character. As such, some exterior enhancements, such as painting, may require approval. Residents must also limit lighting so that it does not spill onto nearby properties or radiate into the sky, per the community's conditions.

Students may attend schools in the Douglas County School District

Elkhorn Ranch is in the far northeastern region of the highly rated Douglas County School District. Students have the option of school choice, charter schools and magnet programs. Requests to attend another school are granted if space is available and if district policy permits. Parker Core Knowledge is a highly rated kindergarten through eighth-grade charter school, about 20 minutes away.

Outdoor fun from trails to the Aurora Reservoir and golf courses

The subdivision includes protected open space with trails, some of which are also equestrian-friendly. About 25 minutes away, an 8-mile, bike-friendly path loops around the Aurora Reservoir. With limited water access in Denver, the reservoir is a hotspot for kayaking, paddleboarding and fishing in the warmer months. Local golf courses offer another way to enjoy the outdoors without leaving Parker. The Spring Valley Golf Club is a public course about 15 minutes from Elkhorn Ranch.

Commutes from Parker’s country roads to the city

Local roads connect Elkhorn Ranch to downtown Parker, about 20 minutes west. “It’s the sort of place where you can go out shopping and spot elk and foxes along the way,” O’Brien says. “It has that touch of rural feel to it, but you aren’t far from anything.” Extension 470, a toll road, ties the southern Denver metro area, where the neighborhood is located, to major employment centers, such as the Denver Tech Center and Denver International Airport, both located about 30 minutes away. Downtown Denver is within an hour’s drive.
