Snowbirds and year-round residents alike live peacefully within the Friendly Village of Aurora manufactured homes community. Most of these properties are single-wide, three-bedroom homes that are 1,000 to 2,000 square feet and cost $75,000 to $200,000. “Manufactured home communities offer a great lower-income snowbird setup since your neighbors can watch out for your place while you’re away,” says Realtor Jason Morris of eXp Realty, host of the Living in Aurora Colorado YouTube channel. “It’s also an accessible option for homebuyers who can’t qualify for traditional loans.” Despite their simple design, many of the manufactured homes come in a variety of styles and colors. While there isn’t much yard space, residents like to personalize their area with landscaped gardens, hammocks and wall décor. Residents of Friendly Village have access to a plethora of recreational opportunities. The community itself has a swimming pool and playground, and a clubhouse where residents can take a group fitness class or play pick-up basketball. Those who enjoy going for walks or bike rides can hop on The Sand Creek Regional Greenway, a 13-mile trail that wraps around the community and continues through the Denver metro area. A trailhead for the 71-mile High Line Canal Trail is located along Airport Boulevard. Additionally, the neighborhood is situated next to Star K Ranch, which is a 250-acre area of open lands containing natural prairie and cotton wetlands. “The neighborhood is a pretty diverse area that has good access to open space that not many other places in the city have,” says David Footle, a Natural Resource Technician for Star K Ranch. Visitors can explore the trails and learn about the local wildlife at the Ranch’s Morrison Nature Center. Footle continues, “We see a lot of wildlife in the open space. We have native prairie dog towns and nesting birds of prey. We currently have a pair of nesting Bald Eagles.” Roughly 2 miles south, Aurora Sports Park is a haven for athletes with its 12 baseball fields and over 20 multi-use fields that host local sports league tournaments.Aurora public schools with good programs
Young children living in Friendly Village can start their education at Altura Elementary School, which maintains a C-minus grade on Niche and offers a Family Literacy Program where both students and their parents can learn English. From there, students head to East Middle School, which also maintains a C-minus Niche grade and offers an IB Middle Years Programme. Hinkley High School, with a C-plus Niche grade, has a robust athletics department and Career Pathways programs in fields like teaching, biomedical science and engineering.Traveling in and out of Friendly Village
Residents who regularly commute the 4 miles to Aurora’s city center or 16 miles to downtown Denver have multiple options for traveling. There are dozens of bus stops for local transit services lining Colfax Avenue and Tower Road. Those who prefer driving can access Interstate 70 only a mile north of the neighborhood. Despite the multitude of train tracks crossing through the area, the closest train station is 3 miles away on 40th Avenue and Airport Boulevard. For commercial flights, residents are only 13 miles from the Denver International Airport.Strip malls and name-brand retailers
When it comes to shopping and dining, residents usually leave the neighborhood to find what they need. North of Interstate 70, there’s a commercial space with a Walmart Supercenter and several brand retailers like Home Depot and Ross Dress for Less. Garibaldi Mexican Restaurant is a local eatery serving traditional cuisine. There are also multiple chain restaurants in the area, including Del Taco and Panda Express. Two miles west of Friendly Village, Chambers Plaza has a King Soopers for groceries and Mi Pueblo Market for international produce. Mama Alvino’s Pizzeria has served savory slices and crispy calzones since 1980.
