Suburban Neighborhood in Aurora, Colorado
Arapahoe County 80013
Colonial-inspired townhouses and new traditionals
Sidewalks dotted with oak trees trace the streets of subdivisions. Paved driveways lead to attached garages of Colonial-inspired new traditional, split-level and ranch-style homes. Wooden fences outline backyards large enough for a deck and playset. Single-family homes cost between $300,000 and $590,000 depending on property size. Colonial Revival townhouses, painted in colorful blue, green and yellow hues, list for $260,000 to $420,000. The neighborhood’s average home value is consistently less than the national average and, since 2023, has fallen significantly below the Denver Metro area average, maintaining a difference of roughly $200,000.Sunrise Park playground fun and athletic facilities
A trail runs from Orange Park's playground to Sunrise Park and its 23 acres with tennis courts, a playground and a baseball field. At the park's south end, the trail continues east to Spring Creek Park, a 57-acre park with over a mile of paved walking trail, a basketball court, baseball fields and a football field with goal posts. It is also the site of seasonal events, such as Trunk or Treat, in October. Horizon Park spans almost 4 acres and has an outdoor exercise station, tennis courts and a trail shared with Horizon Community Middle School. Grandview Dog Park’s 6-acres are adjacent to Quincy Reservoir, which Colorado Parks and Wildlife stocks with trout, bass and yellow perch.Top-performing Cherry Creek School District and IB courses
Niche rates Cherry Creek Schools district with an overall A grade and as the No. 1 school district in Denver. Sunrise Elementary School and Horizon Community Middle School both earn B-minus grades from Niche. Smoky Hill High School offers International Baccalaureate (IB) courses and, in 2024, half its graduating class earned an IB diploma. Niche grades it an A-minus overall.East Quincy and Hampden avenues’ ties to Denver
East Hampden Avenue runs through the neighborhood’s north side, parallel to East Quincy Avenue in the south. Both roads lead west to Colorado Highway 83, which connects the community with Denver’s Lower Downtown in about 20 miles. The Regional Transportation District (RTD) serves Highpoint with bus stops along E Hampden Avenue. Nearby, toll road Extension 470, locally known as “E-470,” leads nearly 20 miles north to the Denver International Airport (DEN), which offers nonstop domestic and international flights.Seven Hills Plaza shops, Movie Tavern and grocers
Box stores and major grocers line shopping centers, such as Seven Hills Plaza, where Play It Again Sports shares a parking lot with Natural Grocers. Movie Tavern anchors Seven Hills Plaza, showing new releases in full-service lounges where meals are brought to moviegoers in recliners. There is also a Safeway nearby. Fast food and sit-down restaurant chains dot Hampden Avenue, including Village Inn and a Wendy’s. Locally owned restaurants are located along Hampden Avenue and in its shopping centers, including Yo Mommas Cantina and Honey Bee Asian Bistro & Sushi. “Southlands mall is near there too, so there’s lots of shopping and access to restaurants, and that’s another nice feature. You’re not just living affordably, but getting nice amenities,” Carr says.
